SUMMARY
This individual directly interacts with any construction subcontractors, vendors, or suppliers related to facilities. This individual is responsible for ensuring that the physical aspect of the facility meets the Group’s standards and applicable laws in the areas of inspection, maintenance, and repair. This also includes ensuring the facility is neat, tidy, and in good repair. This person will also be responsible for performing most of the construction tasks around the facilities, including but not limited to painting, basic construction work, minor repairs, etc.
ESSENTIAL FUNCTIONS
- Ensure all company maintenance policies and procedures are implemented and enforced.
- Ensure that equipment are properly working through removal of obstacles, resetting of equipment, and other proactive means.
- Facilitate repairs and operations with vendor.
- Repair minor issues that arise with operations.
- Perform basic carpentry, repairs, drywall, and other finish carpentry work as needed for the facility.
- Ensure that company standards for the performance of maintenance functions are consistently maintained.
- Keep informed of and provide plans for the communities to accommodate changes in local, state and federal code requirements as it relates to maintenance operations.
- Adhere to company policies and procedures.
- Develop and follow preventative maintenance procedures.
- Ensure compliance with applicable requirements related to food safety, quality standards, health and safety regulations, and company policies.
- Promote safe work practices by ensuring team members follow proper sanitation, hygiene, and safety procedures.
- Monitor cleanliness and organization standards to support a safe and healthy work environment.
- Identify and report potential hazards, safety concerns, or quality issues to the appropriate leadership.
- Regular, timely, and predictable attendance is required for this position.
- Performs other duties and responsibilities as assigned.
EDUCATION/EXPERIENCE AND QUALIFICATION REQUIREMENTS
- 3 years experience in manufactured housing maintenance and experience involving public contact preferred
- Possession of basic tools needed to perform routine maintenance tasks.
- Formal training or experience in the following areas preferred: carpentry; light plumbing work; light electrical work and painting, etc.
- Physical elements of the job may require heavy lifting, bending, pushing, and pulling, kneeling, stooping, climbing, balancing and carrying.
- Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm.
KNOWLEDGE, SKILLS, AND ABILITIES
- Knowledge of general building maintenance, preventative maintenance, and basic carpentry, plumbing, electrical, drywall, and painting repairs.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Ability to troubleshoot maintenance issues, prioritize repairs, and work independently with minimal supervision.
- Ability to communicate effectively with employees, contractors, and vendors while maintaining accurate maintenance records.
- Ability to lift, carry, push, pull, climb, kneel, and work in varying indoor and outdoor environments as required by the position.
- Ability to adapt to changing priorities while maintaining a safe, clean, and organized work environment.

This position requires frequent physical activity, including standing, walking, sitting, bending, kneeling or squatting, climbing stairs or ladders, reaching overhead, gripping objects, and pushing, pulling, or lifting 25–50 lbs. The role is performed both indoors and outdoors with frequent exposure to varying temperatures (hot and cold). Employees are constantly exposed to loud noise and may occasionally encounter fumes, dust, and chemicals. Driving a company vehicle and working at heights are not required.
Pay: $65,000.00 - $70,000.00 per year
