Position Overview
The Regional Maintenance Technician is responsible for the hands-on maintenance, repair, and upkeep of a 120-unit residential and commercial portfolio across 7 buildings located in Minnesota and Western Wisconsin.
This role is ideal for a self-motivated, mechanically inclined individual who enjoys working independently, traveling between properties, and solving problems in the field. The primary focus is maintaining safe, functional, and well-presented buildings while supporting tenant satisfaction and operational efficiency.
Building locations include:
- Faribault, MN
- St. Charles, MN
- New Richmond, WI
- Osceola, WI
- Ellsworth, WI
Travel between properties will account for up to 25% of work time. The ideal candidate is someone who lives within 30 minutes of Faribault, Minneapolis/St Paul, or Stillwater/Hudson area or someone who is willing to relocate to one of these areas.
Key Responsibilities
Maintenance & Repairs
- Perform routine, preventative, and corrective maintenance across residential and commercial units
- Complete work orders including (but not limited to):
- Plumbing repairs
- Electrical troubleshooting (basic)
- Appliance repair/replacement
- HVAC filter changes and minor servicing
- Drywall patching, painting, and flooring repairs
- Door, lock, and hardware repairs
- Respond to maintenance requests and prioritize urgent or emergency issues
- Ensure all units and common areas meet safety and cleanliness standards
Unit Turnovers (Rent-Ready)
- Prepare units for new tenants following move-outs
- Coordinate painting, cleaning, repairs, and inspections to minimize vacancy time
- Identify larger repair needs and communicate scope to ownership
Property Inspections & Preventative Maintenance
- Conduct regular inspections of units, common areas, and building systems
- Identify upcoming maintenance needs before failures occur
- Perform seasonal and preventative maintenance tasks
- Ensure safety items (smoke detectors, CO detectors, egress, lighting) are functional
Vendor Coordination
- Coordinate with third-party contractors when specialized work is required
- Monitor quality and completion of vendor work
- Communicate repair status and timelines clearly to ownership
Documentation & Communication
- Maintain accurate maintenance logs and work order records
- Document repairs, inspections, and recurring issues
- Communicate clearly with ownership regarding property condition, repairs, and recommendations
Qualifications
Required
- 5 years of hands-on maintenance, facilities, construction, or trade experience
- Strong mechanical aptitude and problem-solving skills
- Ability to work independently and manage time effectively
- Valid driver’s license and reliable transportation
- Willingness to travel frequently between properties
- Ability to communicate clearly and professionally with tenants and ownership
Preferred (Not Required)
- Experience with multi-family, commercial, or mixed-use buildings
- HVAC, electrical, plumbing, or general contractor background
- Experience working with work-order or maintenance tracking systems
- Lives within 30 minutes of Faribault or Minneapolis/St Paul
