What are the responsibilities and job description for the President — Luxury Custom Homebuilder position at Confidential?
Full-time | North Carolina — Wake County south to Moore County (six-county territory)
THE OPPORTUNITY
A privately held custom homebuilder is conducting a confidential search for a President to run the company — not a department, not a region of a bigger machine. The whole operation: sales, production, customers, and results.
We build high-end custom homes, up to $2 million, on individual homesites spread across a six-county territory running from Wake County south to Moore County. No communities, no model home park, no two houses alike. Every project is its own site, its own client, and its own set of decisions — and the President is accountable for all of them.
The company name is withheld to protect current operations. Serious candidates will receive full details, financials context, and ownership access early in the process.
THE MANDATE
This seat requires genuine fluency in two languages most people only speak one of:
Production. You have personally built homes at the $1M–$2M level and you know what that price point demands — the selections process, the custom details, the trade quality, the tolerance for error (there isn't any), and the client who is watching every step. You can walk a frame and catch what the superintendent missed. You know what a house should cost before the estimator tells you.
Sales. You don't just "support" the sales process — you can sit down across from a couple spending seven figures on their forever home and carry the conversation yourself: land, feasibility, design direction, budget, and close. When a deal needs the person in charge at the table, that person is you, and you're comfortable there.
If you're strong in one and merely conversational in the other, this is not your seat. We need both, for real.
WHAT THE JOB LOOKS LIKE
- Full ownership of company performance: sales, starts, completions, margin, and client satisfaction.
- Personally engaged in the field. Projects are scattered from Wake County down through Moore County — you will spend serious hours in your vehicle moving between sites, clients, and land. If that sounds like a burden rather than how good building actually gets done, read no further.
- There will be times you run jobs yourself — personally managing homes through construction, scheduling trades, and walking sites as the builder of record, not just the executive above it. The title doesn't exempt you from the work; it means you can do all of it.
- Direct involvement in selling: leading key client meetings, structuring deals, and stepping into any sale that needs weight behind it.
- Building and running the team — production staff, sales, and trade partners — and setting the standard they're held to.
- A client experience worthy of the price point, from first meeting through final delivery and beyond.
WHAT IT TAKES
- A documented track record building luxury custom homes up to the $2M range. This is a hard requirement — production-builder experience alone will not translate.
- Proven ability to sell, or to step into a sale and close it, at the custom/luxury level.
- Experience leading people and running a P&L, or clear readiness to.
- Comfort operating independently across a wide territory without a corporate office over your shoulder.
- Valid driver's license and a genuine willingness to cover ground daily.
COMPENSATION
- $175,000–$225,000 base, depending on track record.
- Performance bonus tied to company results.
- The autonomy of running a company, backed by ownership that funds growth and stays out of the way of a President who delivers.
