Overview:
The Maintenance Technician is responsible for performing technical and mechanical work to ensure that all buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality. This position plays a vital role in maintaining resident satisfaction and property value through timely and high-quality maintenance services.
Key ResponsibilitiesGeneral Maintenance
- Perform routine and emergency work orders, including appliance repairs and on-call service requests.
- Conduct maintenance tasks involving plumbing, electrical, HVAC, carpentry, and appliance systems.
- Diagnose issues, complete preventative maintenance, and perform regular inspections.
- Ensure all resident service requests are completed promptly and apartments are market-ready.
- Participate in the on-call rotation for after-hours emergencies.
- Complete the “make-ready” process for vacant apartments, including inspections, creating punch lists, coordinating vendors, obtaining materials, and verifying completion.
- Maintain cleanliness and organization of maintenance shop and community areas.
- Utilize digital maintenance management systems (computers or tablets) to process work orders and inspections.
Safety
- Inspect property conditions regularly and correct unsafe situations promptly (e.g., broken steps, gates, or exterior lighting).
- Follow all company and OSHA safety protocols.
- Report major repair needs to the Maintenance Supervisor or Property Manager.
- Remove and transport appliances, equipment, and abandoned furniture as necessary.
- Schedule and perform routine preventive maintenance and annual inspections.
Customer Service
- Provide excellent customer service to residents and future residents.
- Assist with make-ready repairs and service coordination.
- Anticipate and resolve maintenance concerns proactively.
- Support team operations and complete additional tasks as assigned by the Maintenance Supervisor or Community Manager.
Qualifications
- Valid driver’s license required.
- High school diploma or equivalent.
- Ability to work a flexible schedule, including weekends, holidays, overtime, and on-call hours.
- Professional appearance and positive demeanor.
- Ability to walk properties, climb stairs, bend, stoop, squat, kneel, push, pull, and lift up to 50 lbs without assistance.
- Ability to stand for extended periods; occasional travel (up to 10%) may be required.
Skills & Certifications
- Broad knowledge of property maintenance, including HVAC, plumbing, electrical, and carpentry.
- Skilled in the safe use of hand and power tools.
- Strong multitasking, time management, and problem-solving abilities.
- Proficient with computers, tablets, and maintenance software systems.
- Knowledge of relevant safety and environmental laws (EPA, OSHA).
- HVAC certification preferred; advanced HVAC knowledge a plus.
- Certified Pool Operator (CPO) and Universal Freon License (including R410A) preferred.
