Responsibilities
- Manage all aspects of escrow transactions, including opening, processing, and closing real estate deals.
- Conduct thorough title searches and review title records to verify ownership rights and identify any liens or encumbrances.
- Perform detailed research on public records, legal descriptions, easements, rights-of-way, and other relevant documentation to ensure clear title transfer.
- Utilize real estate transaction management software and mapping tools such as GIS (Geographic Information Systems) to organize data accurately.
- Review and interpret legal descriptions, easements, and other real estate documentation to ensure compliance with underwriting guidelines.
- Coordinate with title insurance companies, lenders, attorneys, and clients to facilitate timely document signing and closing procedures.
- Ensure adherence to all underwriting guidelines and legal requirements during the title review process.
- Communicate effectively with clients and stakeholders throughout the transaction process to provide updates and resolve issues promptly.
- Maintain detailed records of all escrow activities, title searches, mappings, and correspondence for audit purposes.
Experience
- Proven experience in real estate transaction management or escrow services is highly preferred.
- Strong knowledge of real estate law, title processing, legal descriptions, easements, rights-of-way, and public records.
- Familiarity with real estate documentation review including deeds, mortgages, liens, and other related documents.
- Proficiency in using Microsoft Office Suite (Word, Excel), real estate software platforms, GIS mapping software, and title search tools.
- Ability to interpret complex legal descriptions and ensure compliance with underwriting guidelines.
- Excellent research skills for investigating property histories and resolving discrepancies in title records.
- Exceptional client communication skills combined with a customer-focused approach to service delivery.
