Director of Business Development

Commercial Concrete

Location: Sandy / Salt Lake City, UT — Wasatch Front based; regional travel to ID, WY, NV, and AZ markets

Reports to: President

Direct reports: None — individual contributor role working cross-functionally with Estimating, Preconstruction, and Operations

Type: Full-time, exempt

Compensation: Base salary of $130– $150 plus annual performance bonus, vehicle allowance, full benefits

About

Our company is a privately held self-perform concrete contractor serving the commercial, industrial, and municipal markets. Since 2009 we've built a reputation as the builder's choice in Utah cast-in-place structures, tilt-up, post-tension decks, parking structures, foundations, and site concrete. Our crews are our product, and our relationships with general contractors, developers, and owners are what keep them working.

We're hiring an experienced Director of Business Development to drive revenue growth and work hand in hand with our estimating team to convert the right opportunities.

The Role

This is a senior seat for someone who already knows this market and already has the relationships. You'll drive 's growth which projects we chase, which clients we build around, and which markets we pursue next.

The expectation is not that you'll spend a year learning who's who. It's that you'll walk in with a book of general contractor and developer relationships across the Intermountain West and start converting them within your first quarter.

Just as important: this role only works in partnership with estimating. The person who succeeds here is someone estimators want in the room who brings them qualified, winnable work, who understands what a bid actually takes to assemble, and who respects that the number belongs to them.

You'll report directly to the President and work as a peer alongside estimating, preconstruction, and operations.

Working With Estimating

This is a defining part of the job, not an afterthought. You won't manage estimating you'll make their work count.

  • Bring the right opportunities, not the most. Screen incoming work against scope fit, crew and equipment capacity, schedule, geography, and contract terms, and bring a clear recommendation to the bid/no-bid conversation so estimating spends hours on pursuits we can realistically win and execute.
  • Respect the bid calendar. Give the team early warning on major pursuits so they can plan hours and chase quotes, rather than learning about a bid days before it's due.
  • Bring intelligence into the process. Share competitive context, client history, GC preferences, and schedule pressures that help inform how a number gets shaped.
  • Carry the number credibly. Present and defend pricing to clients without discounting estimating work or making commitments they haven't agreed to.
  • Open the door earlier. Get into design-assist and preconstruction conversations where estimating can influence scope and constructability instead of pricing someone else's assumptions.
  • Close the loop. Run win/loss debriefs, get honest feedback from GCs on where our number landed and why, and bring it back to the team.
  • Take the front-end load off their plate. Prequalification packages, capability statements, bid invitations, and RFP/RFQ coordination belong to business development, not estimating.

Clear lanes: estimating owns the number. You own the relationship, the qualification, and the positioning that determines whether we get to submit one.

What You'll DoGrowth strategy

  • Carry the annual bookings target and build the plan to hit it — by sector, by client, by geography
  • Shape the target account strategy: which GCs, developers, and owners builds around for the long term
  • Advise leadership on market expansion, including how aggressively to pursue Colorado, Wyoming, and California work versus deepening the Utah base
  • Bring a clear read on where demand is heading — data centers, industrial and distribution, healthcare, higher education, multifamily and parking structures, municipal, manufacturing — so we can staff, equip, and bid ahead of it

Client relationships

  • Leverage and expand existing relationships with general contractors, developers, owners, architects, and structural engineers
  • Position for negotiated, design-assist, and CM/GC work rather than competing on price alone
  • Serve as the relationship owner on key accounts, staying engaged through construction — surfacing problems early and being the person the client calls
  • Represent at the executive level with industry associations: AGC of Utah, ABC, NAIOP Utah, ULI, Tilt-Up Concrete Association, and local economic development groups

Pipeline management

  • Identify projects 6 to 24 months ahead of bid through direct relationships , ConstructConnect, BuildingConnected, entitlement filings, and planning commission activity
  • Maintain the CRM and a weekly pipeline report leadership can forecast against
  • Quarterback major pursuits from first contact through interview and award, pulling in estimating and operations as the pursuit requires
  • Hand off won work cleanly to project management with full context on client expectations and any commitments made

Strengthening the function

  • Build the systems, tools, and reporting cadence that make business development repeatable rather than personality-dependent — this seat is being elevated, and we expect the standard to rise with it
  • Contribute to marketing output: project profiles, photography, website and LinkedIn presence, award submissions

What You BringRequired

  • 7–10 years in business development, preconstruction, or executive-level sales in commercial construction, with meaningful time at a self-perform trade contractor
  • An established network of general contractor, developer, and owner relationships in Utah or the Intermountain West that you can activate immediately
  • Demonstrated record of personally sourcing and closing significant annual volume be prepared to speak to specific numbers and named pursuits
  • Genuine estimating fluency. You can read a takeoff, understand unit costs and labor productivity, follow how formwork cycles and pour sequencing drive a number, and hold a substantive conversation with a Chief Estimator. Prior time as an estimator is a strong plus
  • Deep command of commercial concrete scopes: footings and foundations, cast-in-place, tilt-up, post-tension, flatwork, site concrete
  • Fluency with plans and specifications, and the credibility to discuss scope, schedule, and constructability with a project executive or structural engineer
  • Experience with negotiated design-assist, CM/GC, or design-build delivery
  • A track record of influencing without authority — moving work forward through peers rather than through a reporting line
  • Executive presence in writing, in presentations, and across the table from owners
  • Valid driver's license and clean driving record; willingness to travel regionally and be on jobsites

Preferred

  • Bachelor's degree in Construction Management, Business, Engineering, or equivalent depth of field experience
  • Background in estimating or project management before moving into business development
  • Working knowledge of ACI standards, concrete mix design, tilt-up methods, and post-tension systems
  • Familiarity with estimating and bid management platforms

Who fits here

You're a closer who tells the truth about what we can and can't deliver, because a bad job won is worse than a job lost. You've seen enough cycles to know when to push volume and when to protect margin. You're the kind of BD person the estimating team is glad to see walk in — not the one who drops a 200-page invitation on their desk two days before it's due. And you understand that in this trade, reputation compounds faster than any pitch deck.
