ACCOUNTABILITY:
This position is accountable to the VP of Construction. The Project Superintendent has the accountability to interface with and coordinate with the Project Manager and Project Architect assigned to their project for all project related matters.
PRIMARY FUNCTION:
Plan, direct, and manage the day-to-day activities at the construction job sites. To complete projects as quickly as possible, while ensuring compliance with established quality standards, safety and Owner requirements. This is accomplished by coordinating and scheduling subcontractors, material suppliers, other personnel, equipment needed and by inspecting the work daily.
TYPICAL DUTIES:
The Project Superintendent has the responsibility and accountability for the following areas:
A. Job Control:
1. Attain total familiarization with the project: Site conditions, contract documents, subcontracts, design intent, construction schedule and Owner contract.
2. Identify, coordinate and manage all inspections and requirements of the various municipal authorities (state, city, county, etc.).
3. Manage and coordinate all subcontracts with trades (Purchase Orders).
4. Review all project documents and the project schedule. Notify the Project Manager of conflicts between trades, conflicts in drawings, detail problems, and/or notify the Project Manager of delivery dates required to maintain the schedule.
5. Research costs for field design revisions, dimensional conflicts, trade conflicts, etc., and make recommendation to the Project Manager.
6. Thoroughly investigate any field issues and provide suggestions for alternative actions to the Project Manager.
7. Manage the schedule and coordinate trades to comply with the overall schedule established for the project. Create a day-by-day weekly schedule that coordinates all trade activities associated with the objectives set forth in the overall schedule (i.e. 3-Week Schedule).
8. Expedite job completion within the overall schedule.
9. The Superintendent will update the Project Manager daily and meet with the Project Manager bi-monthly at the site to review work quality, schedule, etc.
10. Coordinate and manage all trade inspections.
11. Direct each trade to clean-up any debris generated by their work.
12. Maintain complete and accurate daily reports to include all trades, manpower, equipment and work accomplished each day. Submit daily reports, time sheets and shippers weekly.
13. Maintain all paperwork in an orderly fashion. This will include maintenance of the field office job book in the C.S.I. format.
14. Complete any unfinished work or punch lists in a timely manner.
B. Cost Controls:
1. General Conditions: Superintendents must understand, monitor and minimize General Condition costs.
2. Layout: The Superintendent will coordinate with Surveyor to establish benchmarks needed for subcontractor work.
3. Rental Equipment: Superintendents must price and secure any equipment rental (if needed) from outside rental companies.
4. Laborers: Superintendents must coordinate and supervise general labor.
5. Change in Scope of Work: These forms will be used to describe extra work, deleted work, and/or changes, and/or back charges to the original contract. Maintain ongoing log of all Change in Scope of Work forms.
6. Provide Project Manager with percentage completion estimates for preparation of billings on or about the 25th of each month.
7. Assist the Project Manager to define, document and get Owner approval for changes to the contract.
8. At the completion of the workday, secure the jobsites, tools, equipment and shut down all utilities.
C. Quality Control:
1. Shop Drawings: Review dimensional compliance of all shop drawings and manufacturer’s literature with construction documents. This is to be done in advance of subcontractor arriving on site. Superintendent to work with all trades to check grades, dimensions, rough openings and any interface with other trades.
2. Daily Inspection: Review each subcontractor’s work with the tradesman assigned to the project. Establish who is in charge, a line of communication with the foreman (including where and how you can be reached).
3. Review approved drawings that the trades are working off for accuracy (i.e. dates – approvals - latest). Review materials brought to the site for compliance with contract and verify all finishes prior to allowing installation to commence.
4. Inspect and manage all subcontract work daily (while in process) to determine acceptance of quality and compliance with the contract documents. Take record photos. Reject unacceptable work.
5. Review roof applications daily and schedule inspection on start-up with the manufacturer (if required). Perform a roof inspection with each subcontractor that affects and/or penetrates the roof (i.e. Plumber, HVAC, Electrical).
6. Advise Project Manager and provide recommendations in the event of failure of subcontractors to perform adequately, failure of materials to arrive in a timely manner, and/or all contract/trade disputes.
7. Make sure each subcontractor respects and protects the work of other trades. Make note of any damage to other trades’ work daily.
D. Owner Relationships:
1. Review and discuss pre-determined schedule (if requested).
2. Review, discuss and answer any questions related to pre-established construction documents.
3. Be available, helpful and courteous to all Owners their representatives.
4. Advise Project Manager of Owner requests for changes to the original contract.
5. Be helpful and assist with coordinating Owner’s equipment suppliers and/or contractors.
