We are an established, premier Residential Construction Company operating across the Raleigh, Durham, Chapel Hill, and Apex areas. We specialize in luxury, high-end custom homes and are seeking a dedicated, detail-oriented Project Manager / Superintendent to join our growing team. This role requires an elite background in custom residential construction.
Position Summary
The ideal candidate MUST possess extensive experience in luxury, single-family custom home construction. You will manage projects from groundbreaking through final client handover. You are responsible for protecting the budget through accurate material take-offs and Purchase Order (PO) oversight, ensuring our signature high-quality craftsmanship, maintaining strict schedules, and fostering strong client relationships.
Key Responsibilities
- Financial & Material Oversight: Perform precise material take-offs from architectural plans to eliminate waste, and conduct rigorous reviews of all Purchase Orders (POs) and invoices to keep projects on budget.
- Project Workflow & Software: Direct daily job site operations using Buildertrend to update master schedules, log daily logs, track photos, and coordinate trades to keep builds on or ahead of schedule.
- Subcontractor Management: Build, vet, and oversee relationships with elite, specialized subcontractors and premium material suppliers.
- Quality Control & Custom Finishes: Supervise all phases of construction to enforce zero-defect quality standards, with specific emphasis on complex architectural details and luxury finishes.
- Client & Architect Relations: Serve as the primary on-site point of contact for clients, architects, and designers, guiding them through site walks, design details, and selection verification.
- Logistics & Procurement: Anticipate lead times, procure custom building materials, and efficiently arrange deliveries to prevent site delays.
- Inspections, Safety, & Handover: Coordinate all municipal inspections, maintain a spotless and compliant jobsite, and manage the final punch-list and client walkthrough process.
Required Qualifications & Experience
- Custom Home Expertise: Minimum 10 years of dedicated experience building high-end, single-family custom homes, with a deep understanding of luxury building methods, complex engineering, and premium finishes.
- Software Proficiency: Strong hands-on proficiency with Buildertrend for daily project management, scheduling, and communication.
- Estimation Skills: Strong competency in reading plans, conducting accurate framing and finish material take-offs, and managing variance purchase orders (VPOs).
- Industry Tenure: A proven track record in residential site supervision, field project management, and scheduling.
- Codes & Regulations: Thorough familiarity with the National Building Code and local North Carolina residential building regulations.
- Professional Attributes: Exceptional organizational capabilities, strong problem-solving skills, elite communication, and a client-facing professional demeanor.
- Licensing: Valid driver’s license with a clean driving record (Required).
