Under general direction of the Director of Finance and Operations (DFO)
and Library Director (LD), the Facilities Manager oversees the
maintenance and operation of Community Library Sedonas (CLS) main
library, the Friends of the Library bookstore, and the commons between
the buildings, as well as the grounds, parking lots, and sidewalks. May
assist project managers/inspectors during construction, expansion,
and/or remodeling of library facilities. The Facilities Manager ensures
a clean and safe environment for the public and staff and follows all
required federal, state, and local guidelines and regulations. This
position also performs duties such as cleaning, repairs, and hands-on
general building maintenance. We are looking for a positive, skilled,
and self-motivated person who will take pride in our facilities.
ESSENTIAL FUNCTIONS\
Maintain the interior and exterior of the main library and the Friends
of the Library bookstore.\
Inspect and troubleshoot maintenance issues, and make repairs as needed
to furniture, fixtures, utilities, equipment, etc.\
Inspect and troubleshoot electrical, HVAC, lighting, plumbing, and
mechanical systems and equipment to identify repairs needed; bring any
issues that exceed the Facility Managers ability to the attention of the
DFO and/or LD to determine if an outside contractor is needed.\
Periodically inspect public and staff restrooms throughout the day,
making sure that they are supplied with soap, hand towels, toilet paper,
and seat covers, and that they are safe and sanitary for public and
staff use.\
Service and repair plumbing fixtures, including replacing or adjusting
flush valves, unclogging toilets, clearing drains, replacing faucet
screens and washers, snaking clogged drain lines, checking volume
control for proper water pressure, etc.\
Monitor all HVAC systems and make temperature adjustments as needed;
replace HVAC filters on a preventative maintenance schedule.\
Inspect and oversee the electrical systems for safe operations; replace
light bulbs and batteries; repair and replace switches and outlets when
needed.\
Routinely monitor and inspect emergency lighting, emergency exits,
security systems, and fire extinguishers at all buildings.\
Establish and maintain a regular preventative maintenance schedule and
keep logs of repairs and replacements to ensure compliance with local,
state, and federal regulations.\
Work with DFO to maintain files of building documents, blueprints,
project records, etc.\
Do a daily inspection of the grounds, courtyard, and parking lot,
ensuring that they are clean, attractive, and safe for the public and
staff.\
Oversee outside maintenance of buildings and grounds that are regularly
serviced by a landscape vendor; perform general groundskeeping work such
as irrigation system operation, weeding, trimming branches, painting,
collecting trash, and snow/ice removal.\
Maintenance of cleaning and groundskeeping equipment and power tools.\
Inspect and support contracted cleaning of buildings and address any
areas that need attention, which includes daily cleaning and supply
stocking of public and staff restrooms; vacuuming and/or mopping floors;
dusting shelves, desks/tables, and computer areas; removing trash inside
and out; washing entry/exit windows; disinfecting tables, chairs, and
other common use surfaces.\
Set up and tear down of meeting rooms with tables, chairs, and A/V
equipment when needed.\
Communicate actively with DFO and LD on security and maintenance
issues.\
Work with DFO to maintain an inventory of custodial and maintenance
supplies and ensure that all products used in the facilities and
exteriors are properly labeled in accordance with EPA and OSHA
requirements.\
Work with and accompany local Fire Marshall during any building
inspections an address any required repairs, reporting back to DFO and
LD to ensure all repairs have been completed.\
Monitor renovation, construction, and maintenance projects. Work with
project managers, engineers, architects, and contractors to ensure
quality of work and cost control.\
Work with DFO and LD to develop specifications and obtain estimates for
contracted services.\
Oversee and manage the librarys recycling program.\
Perform routine cleaning of equipment and work areas.\
Attend staff and Building and Grounds Committee meetings.\
Attend off-site training programs when requested by DFO and/or LD.\
Work with contractors to perform yearly inspections of fire suppression
systems and backflow prevention systems.\
Be available to open and close the building, turn security systems on
and off, and unlock any restricted fire exits.\
May be required to work on any day of the week, including weekends, and
respond to emergency calls during off-duty hours to perform emergency
building or security system repairs.\
