Job Description
JOB TITLE: Facilities and Grounds Technician (Multiple)
REPORTS TO: Director of Facilities and Grounds
CLASSIFICATION: ESPA Staff – Job Family D
FLSA STATUS: Non-Exempt
The position is as follows:
- FULL-TIME – 37 ½ hour workweek
- Scheduled for Monday through Friday
SUMMARY: Perform routine maintenance work on buildings, facilities and equipment and all custodial duties. The Facilities and Grounds Technician plays an essential role in maintaining all buildings and physical plant, and supporting a learning environment that promotes health, attitude and pride of students. This position provides regular building maintenance functions by performing custodial and maintenance tasks to maintain cleanliness and care of facilities within an assigned area. The custodian position also serves as a role model for students by displaying a professional, courteous, and helpful nature.
ESSENTIAL DUTIES AND RESPONSIBILITIES: This list is meant to be representative, not exhaustive. Some incumbents may not perform all the duties listed while in other cases related duties may also be assigned. Day-to-day job assignments are at the discretion of management.
Maintenance Operations:
- Maintains, repairs, and conducts preventative maintenance on CCBC equipment and buildings in safe and correct ways.
- Repairs items in a timely manner and utilizes established repair policies and procedures.
- Tells management about dirty and harmful working conditions and unsafe practices.
- Tells management when tools and supplies required for performing repairs on equipment are unavailable or broken.
- Assist with minor installations and modifications to building systems, including plumbing, electrical, and HVAC.
- Support troubleshooting and repairs of building systems, including plumbing, HVAC, and electrical.
- Assist with snow and ice removal to ensure safe pathways during winter months.
- Assist with grounds work including mowing grass, trimming, weeding, planting, and mulching.
- Perform all assigned tasks assigned via the work order system.
Custodial Operations
- Safely and correctly performs facility upkeep activities (e.g., cleaning, maintaining internal areas of the facility, operate sweeper/scrubber) and follows these requirements when doing own work in a timely and effective manner.
- Spots unsafe working conditions, poor products, and improper service procedures in the facility, and reports them to management with ideas for how to fix the problem.
- Ensures facility upkeep equipment is in proper working order and supplies are organized and stocked. Comply with company policies, procedures, and standards of ethics and integrity.
- Set up rooms for events, including arranging furniture and equipment as required.
- Perform minor carpentry tasks, such as repairing fixtures and assembling furniture.
- Perform all assigned tasks assigned via the work order system.
Emergency and Safety Responsibilities:
- Respond quickly to emergency maintenance requests, providing immediate assistance and summoning additional help as needed.
- Inspect new installations for compliance with building codes and safety regulations.
This position is expected to:
- Clean and landscape outdoor spaces (sweeping, trash removal, trimming and mowing).
- Police all buildings, grounds, parking lots to remove cigarette butts, papers, litter and other debris, ensuring that the areas are in a neat and orderly condition. Additional cleaning required beyond normal policing may be required from time to time. Removal of waste from receptacles for landfill, recycling, and compost on the exterior property and replacement of designated liners. Clean receptacles monthly.
- Public areas are to be continuously policed and picked up throughout the day for removal of all litter, damp mopping spillages, emptying of trash receptacles, and removal of spots and/or graffiti from wall and column surfaces. Building entrances are to be policed for removal of all litter, debris and trash, including cigarette butts during the course of the workday. Clean interior and exterior surfaces of lobby windows, windowsills and doors. Operate high-pressure washer for exterior areas, including walkways, exterior building.
- Use power equipment and hand tools such as broom, mop, squeegee, buffer, polisher and vacuum required for the cleaning and custodial maintenance of floors, walls, carpets, furniture; use ladders when required in work assignments.

EDUCATION and EXPERIENCE:
Education:
- High school diploma required or GED equivalent.
Experience:
- General knowledge of and experience with CCBC facilities and grounds as well as cleaning skills required to meet position expectations.
- Capability to operate and maintain cleaning equipment used.
- Communicate effectively verbally and in writing.
- Maintain effective working relationships with other people.
- General understanding of College policies and procedures.
- Preferred familiarity with basic plumbing, electrical, and HVAC repairs.
- Ability to operate basic tools including but not limited to, drills, drivers, circular saws, and other equipment as necessary
- Must be comfortable using ladders and handling power tools safely.

While performing the duties of this job, the employee is regularly required to stand, bend, and walk. The employee must regularly lift and/or move up to 35 pounds and occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, and ability to adjust focus.

While performing the duties of this job, the employee regularly works indoors. The employee is occasionally exposed to outside weather conditions. If the employee is required to work in the evenings and/or on the weekends, the terms of the current ESPA contract will be followed. The noise level in the work environment is usually moderate.
