Position Summary
The Utility Porter supports the overall cleanliness, safety, and presentation of the property by performing detailed cleaning, light maintenance support, and specialty porter tasks. This role requires attention to detail, physical stamina, and the ability to work independently or under the direction of the Lead Porter and Property Management. The Utility Porter plays a key role in maintaining high-traffic areas and responding to property needs as they arise.
Key Responsibilities
General Utility & Property Support
- Tighten loose screws or bolts on benches, signage, and bollards when reachable without the use of a ladder.
- Perform light bulb changes when accessible without a ladder.
- Remove dead leaves, debris, and loose materials from common areas.
- Support small landscaping services as directed.
- Identify and report unsafe conditions or discrepancies around the property to the Management team.
- Relay tenant concerns to Property Management when approached.
- Report security concerns to the appropriate team or Management.
- Set up barricades, traffic cones, and safety markers as needed.
- Take photos of issues for work orders and reporting purposes.
High-Detail Pressure Washing Support
- Operate a portable pressure washer to clean stained walkways, remove gum, food debris, and address heavy-use corridors.
Trash Enclosure Deep Cleaning
- Perform scheduled deep cleaning of trash rooms, trash enclosures, compactors, and surrounding pads to maintain cleanliness and sanitation standards.
Painting Support
- Assist the Maintenance team with painting walls, benches, bollards, and other approved areas.
- Painting limited to heights between 0–10 feet.
- All painting materials provided by Primestor.
- Painting only; no patchwork required.
Signage, Pole Base & Fixture Cleaning
- Wipe down and detail light poles, signage, directory boards, seating areas, handrails, and trash receptacles.
Gum, Graffiti & Sticker Removal
- Remove gum from walk paths and address minor graffiti, stickers, and small tags using approved cleaning agents.
Movement & Setup Support
- Assist with moving and setting up tables, barricades, traffic cones, and equipment for leasing events, holidays, or special property needs.
Detail Sweeping & Edging
- Sweep corners, curbs, curb lines, and planter edges where blowers or standard porter work may not reach.
Support Lead Porter & Fill-In Tasks
- Assist during peak periods and complete urgent or priority tasks assigned by the Lead Porter.

Qualifications & Physical Requirements
- Must be 18 years of age or older
- Ability to stand and walk for extended periods
- Frequent use of hands to handle tools and equipment
- Regularly reach, stoop, kneel, crouch, or crawl
- Occasionally climb stairs (no ladder use required)
- Ability to lift and carry up to 90 pounds
- Vision requirements include close vision, distance vision, and the ability to adjust focus
- Language Skills: Ability to read and comprehend basic instructions, memos, and safety information (English)
- Must comply with all state and federal workplace safety regulations, including Cal/OSHA
- May be subject to background checks and/or health screenings as permitted by California law
Preferred Experience
- Prior porter, janitorial, or facilities support experience
- Experience working in retail, commercial, or mixed-use environments
- Strong attention to detail and ability to follow safety procedures
