Position Summary
The Lead Porter is responsible for overseeing daily porter operations at the property, ensuring all cleaning, safety, and service standards are consistently met. This role requires prior supervisory experience, strong attention to detail, and the ability to communicate effectively with Property Management, vendors, tenants, and on-site staff. The Lead Porter serves as the primary point of accountability for day porter activities and quality assurance.
Key Responsibilities
Daily Property Walks & Reporting
- Conduct daily walkthroughs of all common areas to identify safety hazards, cleaning needs, vendor issues, and maintenance concerns.
- Communicate issues to Property Management in real time as they arise.
Supervision & Quality Assurance
- Direct and supervise the Day Porter/Utility team.
- Assign daily task priorities and ensure all cleaning standards are completed to property expectations.
Trash & Recycling Oversight
- Monitor trash enclosures, compactor areas, and recycling stations for cleanliness, overflow, and illegal dumping.
- Report issues promptly when needed.
Ride-On Auto Scrubber
- Operate and maintain the ride-on auto scrubber, servicing designated areas of the property on a rotating schedule.
Vendor Coordination Support
- Assist Property Management by welcoming, guiding, and monitoring landscape, security, maintenance, and construction vendors on-site.
Customer Service & Tenant Interaction
- Maintain professional, courteous interactions with tenants, guests, and store managers.
- Relay tenant requests or concerns to Property Management promptly.
Litter, Debris & Spill Response
- Oversee and ensure prompt cleanup of spills, hazards, food waste, leaves, and litter across exterior walkways and common areas.
Painting Support
- Assist the Maintenance team with painting walls, benches, bollards, and other approved areas (painting only).
- Painting limited to heights between 0–10 feet; all materials provided by Primestor.
- No patchwork required.
Documentation & Photo Reporting
- Use CAM’s designated reporting system to submit photos and notes related to maintenance issues, vandalism, graffiti, trip hazards, and recurring problem areas.
Emergency Response
- Respond to urgent cleaning situations, including vomit, spills, broken glass, and restroom issues.
- Coordinate biohazard escalation when required.

Qualifications:
Qualifications & Physical Requirements
- Must be 18 years of age or older
- Ability to stand and walk for extended periods
- Frequent use of hands to handle tools and equipment
- Regularly reach, stoop, kneel, crouch, or crawl
- Occasionally climb stairs or ladders
- Ability to lift and carry up to 50 pounds
- Vision requirements include close vision, distance vision, and the ability to adjust focus
- Language Skills: Ability to read and comprehend basic instructions, memos, and safety information (English)
- Must comply with all state and federal workplace safety regulations, including Cal/OSHA
- May be subject to background checks and/or health screenings as permitted by California law
Preferred Experience
- Prior lead, supervisory, or management experience in janitorial, porter, or facilities services
- Experience working in retail, commercial, or mixed-use properties
- Strong organizational, communication, and customer service skills
