Maintenance Coordinator
Colorado Realty and Property Management, Inc. is seeking our next motivated professional to join the leading property management company in Colorado.
As a Maintenance Coordinator, you’ll be the go-to person for everything related to property maintenance. You’ll coordinate repairs, oversee vendors, handle property walk-throughs, and manage move-ins and move-outs — all while ensuring residents, property owners, and vendors receive timely communication and outstanding service.
What You’ll Do
- Property Walk-Throughs: Manage all inspections (vacant, occupied, compliance, annual, and due diligence), document findings, and assign issues for resolution.
- Emergency Response: Address maintenance emergencies promptly, both during and after business hours, ensuring resident safety and comfort.
- Property Readiness: Oversee make-readies for vacant properties, coordinate vendors, and ensure properties meet company and habitability standards.
- Project Management: Lead maintenance projects from start to finish, including vendor sourcing, oversight, and completion of insurance claim-related repairs.
- Maintenance Oversight: Monitor ongoing maintenance issues, resolve escalations, and ensure timely, high-quality results.
- Financial Administration: Approve invoices, process insurance claims, and prepare security deposit dispositions with accurate documentation.
- Vendor Relations: Source, schedule, and oversee vendors to maintain high-quality service delivery.
- On-Site Support: Conduct property assessments, install/remove lockboxes, and support field needs as required.
- Portfolio Oversight: Handle move-ins, move-outs, and ongoing maintenance for occupied and vacant units, including complex issues like floods, mold, or habitability concerns.
- Communication & Coordination: Act as the main point of contact for property owners, residents, and vendors to ensure excellent service and timely resolution.
- Documentation: Maintain accurate records of walk-throughs, inspections, and daily activity to support accountability.
- Strive to consistently deliver the "WOW" factor by exceeding expectations and ensuring satisfaction for all stakeholders.

Requirements:
- Reliable personal vehicle, valid driver’s license, and proof of insurance.
- Proficiency with Gmail, Google apps, and other technology tools (computers, smartphones, etc.).
- Strong written and verbal communication skills in English.
- Ability to remain on-call 24/7 for maintenance emergencies.
