Residential Project Manager (In-Office)

CoCreations Construction & Design is a high-end residential construction company specializing in custom home builds and large-scale remodels. We are known for exceptional craftsmanship, organized project execution, and an elevated client experience. As our company continues to grow, we are seeking an experienced, detail-oriented Residential Project Manager to join our in-office team.
This role is ideal for someone who thrives on organization, communication, and overseeing multiple residential projects from pre-construction through close-out.
Position Overview
The Residential Project Manager is responsible for managing all administrative, financial, and coordination aspects of custom home and remodeling projects from the office. You will work closely with field superintendents, designers, subcontractors, and clients to ensure projects are delivered on time, on budget, and to CoCreations’ quality standards.
Key ResponsibilitiesPre-Construction & Planning
- Review and approve final construction plans and specifications
- Secure permits and zoning approvals
- Develop and finalize project budgets and master schedules
- Lead pre-construction meetings with clients and project teams
- Review and confirm scopes of work for all subcontractors
- Verify insurance, W-9s, and compliance documentation for all vendors
Procurement & Scheduling
- Coordinate material deliveries with site superintendents
- Identify critical path items, milestones, and inspection timelines
- Track long-lead items and proactively mitigate delays
Estimating & Quantity Takeoffs
- Break down project scope by trade and discipline
- Perform and review quantity takeoffs (manual or software-based)
- Ensure consistency with drawings and specifications
- Complete trade-specific takeoffs (Earthwork, Concrete, Framing, MEP, etc.)
Budget & Financial Management
- Monitor job costs and cost-to-complete forecasts
- Track and process change orders
- Coordinate with accounting on invoicing and payments
- Manage allowances and reconcile actual material usage
Project Communication
- Provide consistent, professional updates to clients and stakeholders
- Respond to RFIs and coordinate with architects and engineers
- Document all approvals, changes, and revisions
Documentation & Project Tracking
- Maintain accurate project schedules
- Keep Buildertrend job logs, digital folders, and inspection records current
- Maintain organized as-built drawings and final documentation
Project Close-Out
- Manage punch list completion and final walkthroughs
- Confirm all inspections and approvals are finalized
- Deliver keys, warranties, as-builts, and close-out documents to clients
Qualifications
- 5 years of construction project management experience (residential preferred)
- Strong knowledge of construction methods, sequencing, and building codes
- Proficiency with project management software (Buildertrend, Procore, MS Project, etc.)
- Excellent communication, organization, and leadership skills
- Ability to manage multiple projects simultaneously
- Bachelor’s degree in Construction Management, Engineering, or related field (preferred)
- Valid driver’s license and ability to visit job sites as needed
Work Environment
- Primarily office-based
- Regular site visits required

Job Type: Full-time
Pay: $55,000.00 - $80,000.00 per year
