Position Summary
The Project Accounting Analyst is a key member of the Finance and Accounting team at Cobalt, supporting the financial planning, analysis, and reporting needs of the company’s real estate development and construction operations. This role partners closely with Accounting, Project Management, Development, and executive leadership to deliver timely and accurate financial insights. The Project Accounting Analyst supports month end close activities, job cost and project analysis, cash flow monitoring, and lender reporting, while contributing to continuous improvement of financial processes, controls, and reporting standards across the organization. This role is focused on project accounting and construction finance rather than traditional corporate FP and A.
Core Responsibilities
Financial Reporting and Analysis
- Assist with monthly, quarterly, and annual close processes including journal entries and account reconciliations.
- Prepare financial reports, dashboards, and variance analyses for operating entities and development projects.
- Analyze trends, costs, and performance metrics and communicate insights to Accounting leadership and executive teams.
Project and Job Cost Accounting
- Track project budgets, commitments, change orders, and actual costs across multiple construction and development projects.
- Maintain accurate job cost records and support work in progress and percentage of completion reporting where applicable.
- Partner with Project Managers and Development teams to monitor project financial performance and cost controls.
Cash Flow and Lender Reporting
- Support cash flow forecasting and liquidity analysis at both the project and company level.
- Assist with preparation of lender draw requests, financial schedules, and supporting documentation.
Audit, Compliance, and Controls
- Prepare schedules and documentation to support audits, reviews, and tax filings.
- Support compliance with loan covenants, internal accounting policies, and control procedures.
Process Improvement and Systems
- Assist with improving financial reporting accuracy, efficiency, and data integrity.
- Reconcile financial data across accounting systems, property management platforms, and reporting tools such as general ledger versus project budget systems.
- Identify, investigate, and resolve discrepancies between systems including timing, coding, and allocation differences.
- Support ERP, job cost, and reporting system implementations and enhancements.
Required Skills and Competencies
- Strong analytical, problem solving, and critical thinking skills.
- High attention to detail and commitment to accuracy.
- Strong written and verbal communication skills with the ability to work cross functionally.
- Advanced Excel skills including pivot tables and financial analysis techniques.
- Familiarity with accounting, job cost, and project management systems used in construction and real estate development.
Qualifications
- Bachelor’s degree in Accounting, Finance, or a related field required.
- Two to four years of relevant accounting or project focused financial analysis experience preferred.
- Prior experience in real estate development, construction, or project based accounting strongly preferred.
