Residential Community Manager
Location: Bend, Oregon
Full-Time | $28 - $34/hour (DOE) Benefits

Cobalt Properties Group is a growing real estate firm committed to delivering exceptional service across our residential property portfolio. We are currently seeking a skilled and proactive Community Manager to join our dynamic team and play a vital role in overseeing the day-to-day operations of a Class A new construction community.

Position Overview:

The Community Manager will be responsible for all aspects of property operations at a new construction lease up for a Class A property in Bend, including tenant relations, leasing, lease administration, owner correspondence, maintenance oversight, and team support. This is a key role within our organization that requires a balance of customer service excellence, operational efficiency, and attention to detail.

Key Responsibilities:

  • Coordinate and support leasing activities, including marketing vacancies, scheduling showings, and screening applicants.
  • Provide weekly reporting to clients, including leasing and financial updates.
  • Assist in creating property budgets.
  • Manage tenant relations, respond promptly to inquiries, and handle complaints or conflict resolution professionally.
  • Oversee move-in and move-out processes, ensuring smooth transitions for residents and compliance with company standards.
  • Handle and prioritize maintenance requests, working closely with vendors and contractors to ensure timely completion.
  • Maintain organized records, reports, and documentation related to property operations.
  • Support other team members and departments as needed, contributing to a collaborative and positive work environment.
  • Be available on a rotating schedule for coordination of after-hours maintenance emergencies.

Qualifications:

  • Demonstrated experience in residential property management, at least 3 years’ experience managing residential properties is preferred.
  • High School diploma required. Bachelor’s degree preferred.
  • Strong organizational and time management skills with the ability to multitask and adapt to changing priorities.
  • Excellent interpersonal, verbal, and written communication skills.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook); experience with AppFolio, TenantTech or similar property management software is a plus.
  • Knowledge of Oregon property management and real estate laws preferred.
  • Ability to build and maintain strong relationships with tenants, clients, vendors, and colleagues.
  • Ability to defuse challenging tenant situations.
  • High attention to detail, follow-through, and a proactive problem-solving mindset.
  • Experience working on low-income housing in Oregon is a plus.
  • Valid driver’s license and reliable transportation required.
  • Current Oregon Property Management or Real Estate License preferred
