Coakley & Williams Construction is hiring a Senior Superintendent to lead on-site operations for our multi-family and commercial business units. Working with the Project Managers and project teams, the Senior Superintendent is responsible for safety, quality, scheduling, subcontractor coordination, field leadership, and daily project execution from preconstruction through closeout; on base building, ground up, complex renovations and related construction projects. Experience with a General Contractor is necessary.

This role requires an experienced field leader who can manage complex building construction, maintain disciplined project controls, and deliver projects safely, on schedule, within budget, and in accordance with contract and owner requirements.

Key Responsibilities
  • Lead all on-site construction operations for multi-family and commercial base-building projects, including mobilization, logistics, subcontractor coordination, field staffing, inspections, turnover, and closeout.

  • Enforce the Company's safety program and applicable local, state, and federal requirements while promoting a zero-incident culture across the project team.

  • Partner with the Project Managers to structure the project team, establish project goals, assign responsibilities, and coordinate schedules, manpower, material deliveries, equipment, and site logistics.

  • Participate in preconstruction, bidding, constructability reviews, procurement, project interviews, and presentations, providing field input on phasing, sequencing, agency requirements, logistics, and execution risk.

  • Develop, maintain, and update the project schedule with the Project Manager and scheduler, including short-term planning, milestone tracking, recovery strategies, agency inspections, and phased turnover requirements.

  • Review contract documents, subcontractor scopes, submittals, requests for information, supplemental instructions, and approved changes to identify conflicts, clarify requirements, prevent scope gaps, and minimize unnecessary change orders.

  • Coordinate with public owners, agency representatives, architects, engineers, construction managers, inspectors, commissioning authorities, subcontractors, and internal project teams to resolve construction issues and maintain project progress.

  • Anticipate and address field conditions, long-lead materials, access limitations, utility coordination, permitting, security requirements, stakeholder concerns, and other risks that could affect safety, quality, schedule, or budget.

  • Implement the Company's quality control program, lead preparatory meetings before each major feature of work, and manage inspections, testing, commissioning, punch-list completion, as-built documentation, and final acceptance.

  • Manage general conditions and field labor costs, participate in monthly Project Reviews, use required construction technology and software, and mentor project team members to support their growth and development.

Basic Qualifications
  • At least ten (10) years of experience managing construction projects valued in excess of Twenty Million Dollars ($20 million).

  • Demonstrated experience leading field operations for complex multi-family, commercial, government, public-sector, institutional, or full base-building construction projects.

  • Proven track record of client satisfaction, project profitability, safety performance, quality execution, and schedule management.

  • OSHA 30-Hour, First Aid, and CPR certifications.

  • Proficiency with Microsoft Office 365, Procore, and Bluebeam.

  • Understanding of Primavera scheduling and Building Information Modeling, or BIM.

  • Ability to speak, read, write, and comprehend English as required to interpret contract documents, communicate safety information, coordinate field activities, and perform the essential responsibilities of the position.

Preferred Qualifications
  • Bachelor's degree in Construction Management, Business, Engineering, or a related field.

  • Experience leading federal, state, county, municipal, or other public-sector construction projects.

  • Experience managing full base-building construction, major renovations, occupied facilities, phased construction, or technically complex government projects.

  • Familiarity with contract requirements, reporting, procurement procedures, and other requirements associated general contracting construction projects.

  • Experience coordinating with owners, government agencies, third-party construction managers, inspectors, commissioning authorities, and other project stakeholders.

Compensation and Benefits

In accordance with the Maryland Wage Transparency Law, the base salary range for this position is:

$150,000 to $200,000 annually

The final salary will be based on the selected candidate's professional experience, qualifications, education, skills, training, and alignment with the responsibilities of the position.

Work Environment and Physical Requirements

This position is primarily based on active construction sites.

Employees must be able to sit, stand, walk, reach above and below the body, stoop, bend, and move throughout the jobsite. The role may require lifting, carrying, or moving items weighing up to 50 pounds.

Employees may be exposed to heavy machinery, construction equipment, hazardous materials, noise, dust, uneven surfaces, and changing weather conditions. Required personal protective equipment must be worn when applicable.

Schedule

This is a full-time position requiring a minimum of 40 hours per week.

Work schedules will vary based on project and agency requirements and may include early mornings, evenings, nights, or weekends. Some projects may require work around occupied facilities, security procedures, shutdowns, inspections, government operations, or critical milestone dates.
