Job Summary:
The Real Estate Representative is responsible for managing and optimizing the company's real estate portfolio through lease negotiations, landlord engagement, regulatory compliance, and development of new inventory opportunities. This role requires strong field presence, business acumen, and the ability to balance revenue growth with cost management while ensuring alignment with legal and regulatory standards.Key Responsibilities
- Lease Management & Negotiations
- Negotiate lease renewals, amendments, and rental reductions to optimize portfolio performance
- Draft and execute leasing documents using approved templates
- Partner with the Legal team as needed to support negotiations and development activities
- Portfolio Growth & Development
- Identify and develop new inventory opportunities to drive revenue growth
- Evaluate site viability, including regulatory and zoning considerations
- Landlord & Stakeholder Engagement
- Build and maintain strong relationships with property owners and landlords
- Serve as the primary point of contact for inquiries, issues, and escalations
- Ensure timely resolution of landlord concerns by coordinating with internal teams
- Regulatory & Compliance
- Attend public hearings, zoning meetings, and regulatory proceedings as required
- Maintain knowledge of applicable state regulations, local ordinances, and compliance requirements
- Operational Excellence
- Maintain accurate documentation and records of leases and agreements
- Analyze portfolio performance and recommend strategies for optimization
- Support cross-functional collaboration with Sales, Operations, and Legal teams
- Additional Duties
- Perform other responsibilities as assigned to support business objectives
Education
- Bachelor's Degree preferred, or equivalent combination of education, training, or experience (including military experience)
Experience
- Minimum of 2 years of relevant experience, preferably in real estate, leasing, or a related field
- Strong understanding of real estate principles, leasing practices, and regulatory frameworks
- Experience with field-based work, including lead generation and face-to-face negotiations
- Knowledge of media/advertising industry dynamics, including revenue and cost drivers (preferred)
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint)
- Strong analytical, critical thinking, and problem-solving abilities
- Ability to interpret and analyze contracts, documents, and business requirements
- Excellent communication and presentation skills (verbal and written)
- Strong organizational skills with the ability to manage multiple priorities
- Solid quantitative skills (e.g., calculations involving percentages, commissions, and financial terms)
- Professional demeanor with strong interpersonal and customer-facing skills
- Business Acumen: Understands how decisions impact financial and operational performance
- Planning & Execution: Effectively prioritizes and delivers against key objectives
- Communication: Tailors messaging to diverse audiences and communicates clearly
- Systems Thinking: Leverages processes and tools to manage work efficiently
- Negotiation: Achieves mutually beneficial outcomes through effective negotiation strategies
- Decision Making: Applies sound judgment in complex and ambiguous situations
- Ability to sit or stand for extended periods (up to 8 hours)
- Ability to use a computer and perform repetitive hand movements
- Ability to read and interpret written materials and computer screens
- Primarily office-based in a temperature-controlled environment, with regular fieldwork and external meetings as required
