QUALIFICATIONS:   
  1. Preferred high school diploma or equivalent
  2. Previous maintenance experience preferred
  3. Plan and organize work
  4. Prolonged periods of standing and walking
  5. Good oral and written communication skills
  6. Must hold a valid Iowa driver’s license
  7. Must be able to lift up to 75 pounds at a time
  8. Physically able to climb ladders, bend and/or squat, or crawl into awkward or high spaces 
REPORTS TO:  Facilities Director
 
SUPERVISES:  Building Custodians

POSITION GOAL:  To maintain safe, clean, and attractive district facilities, which will contribute to a comfortable and productive school environment. To work collaboratively with peers and the entire staff while demonstrating a willingness to support the success and overall mission of the school.
 
PERFORMANCE RESPONSIBILITIES:
  1. Ability to work with others and to provide leadership and supervision of personnel.
  2. Assist Facilities Director with personnel management functions (e.g., interviewing, selecting, evaluating, supervising, training) to maintain adequate staffing, enhance productivity of personnel, and achieve objectives within budget.
  3. To monitor and regulate heat, ventilation, and air conditioning (HVAC) systems to provide temperatures appropriate to the season and ensure economical usage of fuel, water, and electricity.
  4. To support all board and administrative policies and procedures of the school district at all times.
  5. To check daily to ensure that all exit doors and all panic bars are working properly during hours of building occupancy.
  6. To ensure that weekend building checks are being performed by custodial staff.
  7. To ensure the grounds of all district facilities are cleared of debris and look presentable before and after activities.
  8. Perform preventative maintenance on equipment as trained and assigned to do, including but not limited to repairs in HVAC, electrical, plumbing, carpentry, and general maintenance.
  9. Maintain records of monthly inspections of exit and emergency lighting, and eye wash stations.
  10. Maintain yearly records of Asbestos, MSDS and fire-retardant records.
  11. Change and maintain records of filters on all heating and cooling units. 
  12. To respond as needed to emergency drills, learn the fire alarm system, and be able to operate the system as needed.  Immediately report any problems concerning the alarm systems, extinguishers, and pull stations. 
  13. Research new products, laws, regulations, etc. for the purpose of recommending purchases, contracts, and maintaining District services.
  14. Maintain adequate cleaning supply inventory but avoids excess stock.
  15. Assure ALL District entrance doors, exits and sidewalks are clear of snow and ice at all times.
  16. Assign staff to appropriate projects during times when school is not in session following direction of the Facilities Director and/or designee.
  17. Plan, organize and direct a variety of programs, projects, and activities related to the maintenance and repair of district facilities, grounds and associated equipment; effectively allocate resources to various projects.
  18. Ensure compliance with OSHA, ADA, District Procedures and various code requirements.
  19. To provide OSHA required training and maintain appropriate training records.  To write and maintain the written programs required by OSHA.
  20. Spend time at both campuses to ensure the day to day functions are properly taken care of following the direction of the Facilities Director.
  21. Follows and embodies the districts missions, vision, and belief statements.
  22. To supervise the preparation and distribution of bid packages for work and/or services required to support the custodial and maintenance programs.  To assist in administering school construction, including alterations and additions to existing buildings when assigned by the superintendent.
  23. To provide a safe environment for students, staff, and the public, including issues such as asbestos and lead.
  24. To be responsible for implementing the chemical Right-To-Know regulations in the area of primary responsibility.  Coordinate with principals and staff regarding the chemical right-to-know regulations in other areas of the district’s operations.  Update and maintain all MSDS records and reporting.
  25. To inspect the school buildings with the Fire Marshall, the Insurance Loss Control Inspectors, or other officials as requested or required.  To act as the District’s risk manager, coordinating property or liability insurance claims with the School Business Official and insurance carrier.
  26. To supplement the custodial staff by adding additional labor for projects requiring more than two people and covering custodial work needed when personnel are absent.
  27. To collect and be responsible for safely storing all existing blueprints and project manuals for the District's assets.
  28. To adhere to applicable state and federal laws, rules, regulations, board policies, and administrative rules.
  29. To cooperate with the Activities Director to prepare playing fields, courts, grounds, and other necessary facilities for athletic and other school activities.
  30. Attend graduation, homecoming (until dance begins), and other activities as the superintendent assigns.
  31. Other duties as assigned by the Facilities Director and/or Superintendent to meet the needs of the district. 
 
TERMS OF EMPLOYMENT:  Work year established by the Board of Education.  Pay rate as per the negotiated contract and other benefits.  260-day contract at 8 hours of work per day, shift and schedule to be determined by Facilities Director.       
 
EVALUATION:  Performance of this job is evaluated annually in accordance with provisions of the Clarke Community School District board policy 411.7.
