Civitas Residential is seeking a Senior Acquisitions & Investment Analyst to lead underwriting and financial analysis for residential land development and community investments across Texas.
This role sits at the center of the firm’s investment process, working directly with senior leadership to evaluate, structure, and execute new opportunities. The position is best suited for a high-performing finance professional with strong real estate modeling experience who wants to take on meaningful deal responsibility and grow into a senior investment role over time.
What You Will Do
Investment Underwriting & Financial Modeling (Primary Focus)
- Build and maintain detailed Excel models for land acquisition and residential development projects
- Underwrite new investments including lot development, horizontal infrastructure, and operating communities
- Analyze capital structures including equity, preferred equity, mezzanine debt, and construction financing
- Run sensitivities on pricing, absorption, interest rates, and development costs
- Evaluate investments using IRR, equity multiple, and cash-on-cash returns
Deal Execution Support
- Partner with leadership on evaluating and structuring new acquisitions
- Prepare investment memos and clearly communicate key risks and opportunities
- Support diligence, financing, and closing processes
Market & Portfolio Analysis (Secondary)
- Analyze Texas submarkets to support underwriting assumptions and site selection
- Track performance of active investments against underwriting
What We Are Looking For
- 4–7 years of experience in real estate private equity, development, or investment banking (real estate focus strongly preferred)
- Advanced Excel modeling skills (must be able to build institutional-quality models from scratch)
- Direct experience underwriting real estate investments or development projects
- Strong understanding of development economics and capital structures
- Ability to synthesize complex deals into clear investment recommendations
Strongly Preferred
- Experience with residential land development
- Experience underwriting or analyzing manufactured housing or similar asset classes
- Experience working with institutional capital or investor reporting

Compensation
- Base salary: $110,000 – $130,000 (commensurate with experience)
