The Facilities Maintenance Superintendent oversees the maintenance, repair, cleanliness, and overall operation of City buildings, facilities, and grounds. This position plans, coordinates, supervises, and participates in maintenance activities while ensuring City properties remain safe, functional, and well maintained. The role also manages staff, coordinates contractors, oversees facility systems, and assists with budgeting and project planning.

Essential Duties and Responsibilities

Facility and Grounds Maintenance

  • Plan, organize, supervise, and inspect maintenance and repair activities for City buildings, facilities, and grounds.
  • Conduct routine inspections to identify maintenance, safety, and repair needs.
  • Perform and supervise maintenance work involving carpentry, plumbing, electrical systems, HVAC systems, renovations, and related trades.
  • Oversee landscaping and grounds maintenance for public properties and downtown areas, including plant selection and installation.
  • Ensure City facilities are properly prepared and arranged for meetings and public events.

Project and Contractor Management

  • Estimate labor, materials, costs, and completion timelines for maintenance and repair projects.
  • Coordinate and oversee contractors for construction, renovation, maintenance, and specialized projects.
  • Monitor contractor performance to ensure compliance with City specifications and quality standards.
  • Administer maintenance contracts for elevators, alarm systems, and other facility-related systems.

Staff Supervision and Administration

  • Hire, train, assign, supervise, coach, and evaluate maintenance staff.
  • Promote and enforce safe work practices and compliance with applicable safety regulations.
  • Prioritize work assignments and manage daily operations efficiently.
  • Prepare and manage departmental budget requests and approved expenditures.
  • Purchase supplies, materials, and equipment in accordance with City purchasing policies.

Knowledge, Skills, and Abilities

  • Thorough knowledge of building and grounds maintenance methods, materials, tools, and equipment.
  • Strong working knowledge of carpentry, plumbing, electrical, and HVAC systems.
  • Knowledge of building codes, fire codes, occupational hazards, and workplace safety procedures.
  • Ability to estimate project costs and timelines accurately.
  • Ability to organize, supervise, and motivate employees effectively.
  • Ability to maintain accurate records and prepare reports.
  • Skill in coordinating maintenance activities and managing multiple projects simultaneously.
  • Ability to establish and maintain effective working relationships with City staff, contractors, and the public.
  • Proficiency in basic computer applications and maintenance-related technology.

Physical Requirements

  • Ability to perform physically demanding work including climbing, balancing, stooping, kneeling, crouching, crawling, reaching, lifting, pushing, and pulling.
  • Ability to lift up to 50 pounds occasionally and perform medium physical work.
  • Ability to work indoors and outdoors in varying environmental conditions, including exposure to noise, dust, chemicals, heat, and mechanical hazards.
  • Ability to work in confined spaces, elevated areas, and around electrical equipment safely.

Minimum Qualifications

  • High school diploma or GED required.
  • Four to six years of experience in building and grounds maintenance, including supervisory responsibilities.
  • Experience with budgeting, project coordination, and personnel management preferred.
  • An equivalent combination of education and experience may be considered.

Special Requirements

  • Valid North Carolina driver’s license required.

Salary : $59,782 - $86,415
