Job Summary The purpose of this position is to supervise, direct, and participate in the work of all assigned personnel and the various aspects of their work. This is accomplished as a hands-on working supervisor performing all work orders as needed, assigning crews to work locations, supervising and inspecting the maintenance of all building and grounds facilities, and supporting the Facilities Manager. FLSA Status: Non-Exempt Note: This position requires working a flexible schedule for inclement weather, special events, and being on-call.

Examples of Duties Complete work orders in the areas of electrical, HVAC, and other skilled trades; Manage work orders and enter accurate data in completed work orders; Supervise and assign work orders to building facilities technicians and other assigned staff; Supervise projects associated with work orders in areas of electrical, HVAC, plumbing, construction, and other trade fields; Train new and existing staff in work methods to ensure conformance with accepted standards, codes, and safety practices; Complete annual performance evaluations; Coordinate responses to emergency calls and determine appropriate maintenance and repairs; Complete reports and inspections; Work with contractors to complete maintenance and repairs to building facilities; Purchase, maintain, and manage the inventory of supplies and materials for maintenance and equipment repairs; Support Facility Manager in developing and managing of facilities budget and FIP needs; Perform other duties as assigned. Minimum Qualifications Education and Experience: High school diploma or GED, supplemented with courses in building trades (diploma, degree, and/or certifications in building trades or related field preferred); and At least five years of experience in building maintenance and repair work, including supervisory experience. Licenses, certifications, and journeyman level experience in electrical and/or HVAC preferred.

Equipment Operated Various hand and power tools related to electrical, HVAC, and other buildings trades. Work truck and other assigned equipment. Computer, tablet, and phone to enter and receive work orders and create documents.

Physical Demands/Working Conditions This is heavy work requiring the exertion of 100 pounds of force occasionally, up to 50 pounds of force frequently, and up to 20 pounds of force constantly to move objects; work requires climbing, stooping, kneeling, crouching, crawling, reaching, walking, pushing, pulling, lifting, fingering, grasping, feeling, and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for depth perception, color perception, preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, use of measuring devices, assembly or fabrication of parts at or within arms length, operation of machines, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is subject to inside and outside environmental conditions, extreme cold, extreme heat, noise, vibration, hazards, atmospheric conditions, oils, and wearing a respirator. Miscellaneous REQUIRD KNOWLEDGE, SKILLS, AND ABILITIES: Knowledge of: Standard practices, materials, tools, and equipment used in HVAC, electrical, plumbing, carpentry, masonry, and other related trades for building maintenance; Code requirements for building maintenance; PPE and safety practices used in building maintenance. Skilled in: Journeyman-level experience in electrical or HVAC and reasonable proficiency in several other trades such as plumbing, carpentry, and other trades related to building maintenance; The proper use and care of tools, materials, and equipment of the building and grounds trades; Interpreting blueprints, drawings, plans, sketches, and specifications; Time management; Using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.

Ability to: Perform a broad range of supervisory responsibilities; Review subordinate's work for conformance to standards; Communicate effectively by multiple methods; Estimate material needs and time requirements of various jobs; Understand and follow oral and written instructions; Perform heavy manual labor over extended periods of time; Work in a variety of weather conditions with exposure to the outdoor elements; Maintain effective working relationships with employees, contractors, equipment suppliers, manufacturers, sales representatives, and the general public; Use judgment and initiative to complete assigned work with minimum supervision; Work cooperatively with City officials, other employees, and the general public; Work safely without presenting a threat to self or others; Meet mental and physical demands of the job.
