Job Description:
Job Purpose:
At CBU, the Maintenance Tech II plays a vital role in ensuring the smooth operation and upkeep of a multi-building campus environment. Each technician brings a unique set of skills and expertise, contributing to a collaborative and responsive team dynamic. The campus layout, consisting of multiple academic, residential, and administrative buildings. This requires a coordinated approach to maintenance tasks ranging from HVAC and electrical systems to plumbing, carpentry, and general repairs.
Maintenance Technicians are not assigned to a single building but instead work together across the entire campus, supporting one another to address maintenance needs efficiently and effectively. This team-based approach fosters a strong sense of camaraderie and d responsibility, allowing for quicker response times and more comprehensive solutions to complex issues.
Whether responding to urgent service requests or performing routine preventative maintenance, the team's collective effort ensures that CBU remains a safe, functional, and welcoming environment for students, faculty, and staff. Their adaptability and teamwork are essential in managing the physical plant and building needs.
Duties and Responsibilities (Essential Functions):
- Troubleshooting/repair of package chillers, split systems and various equipment including the evacuation and reclamation of refrigerant, including replacement of coils and filters.
- Perform routine preventative maintenance as directed
- Maintain kitchen equipment and dining/serving area equipment.
- Clear drains, repairs leaks, pack pumps, changes electric motors, replace/repair flush meters, valves, ball cocks and other plumbing repairs as needed
- Maintain assigned shop space in a professional and safe manner
Additional Duties and Responsibilities (Non-Essential Functions):
- Maintain equipment rooms in an orderly and safe manner
- Replace and/or repair light bulbs, ballasts, receptacles, switches and light fixtures
- Perform minor carpentry, drywall repair, and door lock repair
Requirements:
Job Qualifications/Requirements
- High school diploma or equivalent
- Three years experience in building maintenance, performing advanced troubleshooting of HVAC systems and boiler operations
- Must have skills in and knowledge of theory in carpentry, plumbing, and electrical
- Knowledge of local electrical codes
- Experience in water treatment of hot and chilled water systems
- Must have good communication and social skills, and be able to follow written and verbal directions and read blueprints
- Must be EPA Certified in Refrigerant handling.
- Must have a valid state-issued driver's license
- Must be able to do repetitive bending, lifting (50 pounds), squatting, and kneeling
- Must be able to climb ladders and stairs
- Must have good vision, correctable to 20/20 and good manual dexterity to operate necessary tools and equipment without modification
- Must participate in the On-Call rotation
Working Conditions:
Full time, M-F, 7:30 am- 4:30 pm, with some weekend and overtime work required. May work in inclement weather, extreme temperatures and may be exposed to dust, dirt, and other foreign substances. May work in enclosed spaces and at heights (30 feet).
