Chandler Residential is looking for an experienced Regional Manager to lead a dynamic portfolio of apartment communities in Newport News, VA and Fayetteville, NC. This is an exciting opportunity for a strategic operator who thrives on growing NOI, mentoring top talent, elevating resident experience, and protecting owner investments.

What You’ll Lead

In this role, you will have direct impact on the success of your portfolio by leading:

• Revenue growth strategies, renewals, collections, and expense control
• Portfolio-wide occupancy, leasing, and marketing performance
• Pricing and renewal strategy to maximize net effective rent growth
• Development and execution of annual budgets, forecasts, and business plans
• Leadership, coaching, and succession planning for Community Managers and site teams
• Property walks, risk management reviews, and operational inspections
• Capital improvement and renovation projects
• Vendor negotiations and contract management
• Monthly performance reviews, market studies, and competitive analysis
• New acquisitions, due diligence, transitions, refinances, and dispositions

What Makes You a Great Fit

We’re looking for someone who brings:

• 5 years of Regional Manager or strong multi-site leadership experience
• Proven success improving NOI, occupancy, collections, and team performance
• Experience with lease-ups, renovations, acquisitions, and portfolio transitions
• Strong financial acumen with expertise in P&L reviews and reporting
• Exceptional leadership presence with the ability to coach, mentor, and elevate talent
• Experience with New OneSite, Excel, and multifamily reporting tools
• Strong vendor management and contract negotiation skills
• Reliable transportation with ability to travel throughout the portfolio

Travel

Regional travel is required based on home office location and portfolio needs.

Education and Experience

Bachelor's degree preferred

ARM, CAM, CPM, and/or CAPS certifications preferred
