The Role
Cerv Property Solutions delivers unified, tech-enabled property care with one standard of white-glove excellence across residential and commercial properties. We simplify property ownership and management by combining expert execution, proactive service, and polished professionals under one roof.
We are hiring a Manager, Operations for Dallas/Fort Worth Texas to deliver on our white-glove operational excellence for our customers. This is the leader of all our operational verticals in the market, making this an extremely key role for us. You will build, train, and retain a high-performing, customer-focused team of pest, janitorial, landscape, pool, and exterior crews and service experts, ensuring the long-term customer and employee commitment that drives results for Cerv. This is a critical market manager role responsible for designing execution plans, cultivating front-line talent, and establishing the unwavering white-glove standards that define Cerv’s service, including training and hiring our teams, finalizing routes/schedules, inventory, fleet checks, customer meetings for issue resolution, estimating assist, branch organization, performance reporting to leadership, owning profitability, and cultural stewardship.
You will act as a courageous leader, empowered to challenge the status quo and build a team that brings a new level of integrity and customer-centricity to the property care industry. You will report directly to the VP, Operations.
What You’ll Build & Own
You will operate as a leader and internal entrepreneur, driving performance against the key scorecard outcomes:
- Talent Strategy & Retention (Team Builder): Full ownership of talent acquisition, training, and performance management for all team members in the Dallas/Fort Worth Texas market. Your primary goal is to achieve a 90% A-Player retention rate by fostering a culture of clarity, enthusiasm, and accountability.
- Operational Execution (Structured and Execution-Oriented Thinker): Take ownership of our operational SOPs, ensuring we deliver the highest standard of care for our customers in the most efficient way possible.
- Financial & Quality Management (Gross Margin Achievement): Strategic oversight of labor costs, inventory ordering, and resource management to achieve a defined Gross Margin for the market across our service lines. You will ensure understanding and adherence to our pay structure and uphold the uncompromising standard for quality and white-glove service.
- Revenue Generation (Proactive Communication): Partner directly with Account Management to proactively identify and successfully sell upsell services (e.g., floor care, deep cleans) to existing customers, achieving a minimum quota in sold upsell services per quarter, as well as with our Account Executive team to cross-sell our existing customers new service lines.
- Customer Advocacy (Ownership & Urgency): Take complete ownership for all client outcomes, ensuring seamless and proactive service delivery to successfully retain a defined percentage of the revenue overseen in the market.

- Process Compliance: All operational processes are strictly followed, resulting in a 98% completion and timeliness rate for daily reports.

What We’re Looking For
Required Competencies & Experience
- 5 years of hands-on experience in operational management, including direct leadership responsibility.

- Willingness to work in the field when needed to conduct inspections and solve problems
Preferred
- Direct pest, pool, landscape, janitorial, and/or exterior industry experience
- Experience with associated equipment and fleets
- Familiarity with residential, HOA, multifamily, and commercial property operations
- Experience or comfort with sales or upsell acumen in a service-based industry
Compensation and Benefits
- Competitive salary, commensurate with experience and market standards (comp listed is OTE with an expected salary of $70-75K and $30K of bonus incentives tied to KPIs)

Pay: $70,000.00 - $105,000.00 per year
