DUTIES AND RESPONSIBILITIES OF INDEPENDENT CONTRACTOR MAINTENANCE PERSON

Independent Contactors Must Provide Their Own Tools To Complete Work

1.) Perform routine and preventive maintenance and repairs on apartments, townhomes and buildings or property. Report to Site Management daily for assignments as directed by Site or Property Manager.

2.) Maintain a maintenance log for each unit and buildings ex: painting, major or minor repairs or replacements etc.

3.) Inspect and maintain all common interior and exterior lighting, including emergency and exit lights. Replace or repair as needed.

4.) Maintain exterior light posts and car posts. Re-set timer for exterior lighting as needed.

5.) Maintain common area windows, screens and doors.

6.) Change filters in make-up air units.

7.) Fill water softeners when needed.

8.) Check boiler operation and pressure during cold weather.

9.) Switch from one circulating heat pump to the other.

10.) Touch-up paint in common areas in buildings as needed.

11.) Maintain original keyboard for all apartments and townhomes.

12.) Check fire alarm systems for proper operations. Re-set when needed on false alarms.

13.) Assist site manager in maintaining dumpster & trash cans to keep free of debris & empty trash cans.

14.) Complete additional requests of the management.

Semi - Annually

16.) Clean storage and utility buildings.

17.) Drain hot water heaters - approximately 2 or 3 gallons from bottom.

Annually

18.) Flush hot water heaters.

19.) Check emergency call and light systems. Have all common area and hallway fire alarms tested. Must notify residents in writing at least 24 hours prior to testing alarms, contact site manager for notices.

All materials will be provided by the property to complete the above duties. REPORT ANY TENANT PROBLEMS OR MAINTENANCE PROBLEMS TO MANAGER .
