Job Summary
Provides overall administrative and technical direction on site. Manages subcontractors’ work performance and productivity. Enforces company and project policies, maintains client interface and ensures project is constructed in accordance with the design, safety, quality, budget and schedule.
Duties and Responsibilities
General
· Responsible for the day to day onsite management of projects
· Promote and comply with all Company and safety policies and procedures
· Participate as required in pre-bid and post job meetings to evaluate performance and profitability of project to ensure goals are attainable and being met.
· Participate in project meetings with contracting agencies and customers.
· Assist Human Resources by interviewing, hiring and training, appraising work performance and addressing complaints of employees in the field.
· Communicate with all personnel involved, including Owners Representative, the Architect, Engineers, Sub-Contractors and corporate office personnel as necessary to coordinate work
· Motivates and leads the construction team, resolves employee relations problems
· Recommends employment actions, evaluates performance, and provides work direction for assigned staff
· Observes and ensures compliance with company policies and procedures, OSHA regulations, DEQ, Local building codes, nondiscrimination requirements.
Pre-Construction
· Develop a complete understanding of the plans and specifications, including the subcontractor’s scope of work
· Assist PM with submittals, maintains submittal log
· Review and verify all contractor's Scope of Work against RFP and Specifications
· Review shop drawings for errors and clarification
· Prior to job startup, review with the job PM the project plans, specifications and review the project startup list to ensure that each item is done.
· Responsible for contacting all Subcontractors to set up and maintain schedule
· Set up Pre-Coordination Meetings with each Sub at least 1 weeks prior to initial mobilization.
During Construction
· Make sure that onsite foreman/labor has the Paycom app for timecards, and is coding correctly on a timely basis.
· Ensure all required equipment documentation is completed and accurate.
· Complete Daily Job Reports digitally and submit to PM
· Responsible for providing a safe work environment and ensure jobsite safety procedures and policies are communicated and enforced.
· Hold Weekly Safety meetings and Document all Safety Talks.
· Orders materials, tools and equipment as needed
· Provide proper security for tools and job equipment
· Maintain an organized and clean job site
· Maintain on site equipment, rental equipment and materials purchased log
· Update Project Schedule with PM on weekly basis
· Review Schedule and billing with PM
· Update Record Drawings in field weekly
· Update expense reports weekly with cost codes
· Conduct weekly meetings with field team to ensure project status and identify Project Critical Path
· Schedule all inspections as required
· Set up and organize all Rough-In Punch Lists, Final Contractor and Client Punch Lists.
· Submit daily and weekly photos.
· Manage Subcontractors
o Ensure all subcontractors and vendors are using latest and correct Contract Drawings and Specifications
o Manage the subcontractor’s work (quality, safety, and timeliness) as if it is ours
o Mitigate any Subcontractor Change Orders in Field before getting PM involved
o Work with Subcontractors to complete 2-week detailed look ahead on weekly basis. Set up 1 day each week that all are due from subs - typically Friday or Monday
o Inspect the work of each trade and confirm that not only the quality of the work is up to standard, but that the work is being built in accordance with the plans and specifications.
Post Construction
· Manage all closeout submittals and Warranty Documents on an ongoing basis throughout project (to be assisted by PM).
Key Performance Indicators (KPI’s):
A measurable value that demonstrates the Construction Superintendent 1’s overall effectiveness at achieving CSI’s key business objectives. “KPI’s” will be used in an evaluation capacity and will tie directly to financial compensation considerations.
· Weekly Safety Meetings
o Goal: 100% of meetings held and signed off each week.
· Job Site Incident rate
o Goal: 0 incident rate each job.
· How many call backs for workmanship defects?
o Goal: 0 Callbacks
· Job reporting – Daily Job Reporting, Accurate time tracking
o Goal: 100% Including:
· All field Staff on Supervisor led jobs have accurate time sheets
· Daily Job reports are turned in and complete.
· Expense reports are complete with 100% receipts attached.
Qualifications
Required Experience:
· Current Driver’s License is required.
· High school diploma.
· Demonstrate proficiency in reading commercial construction plans and specifications.
· Must be able to pass pre-employment drug screen and criminal background check.
· Extensive knowledge of construction processes and installation procedures;
· A strong working knowledge of PERMITTING, INSPECTIONS, OSHA and other Federal, State & Local regulations.
· Certifications:
o Current First Aid/CPR/AED Certification
o OSHA 30 Hour Construction Safety Training
Preferred Minimum Experience/Qualifications:
· Minimum five (5) years in the commercial construction industry;
· Two (2) years of supervisory experience in construction;
· Capable of managing/coordinating multiple quick turnaround projects simultaneously
· Preferred Certifications: OSHA 30 Hour Construction Safety Training, DEQ
· Bachelor’s in Construction Management
Working Conditions / Physical Requirements
· This position is an exempt field position that travels 75% to 85% of the time.
· Bending/stooping, squatting, crawling, reaching above shoulders, kneeling and twisting
· Periodic lifting of construction materials of various weights and sizes and some lifting above shoulders
· Standing or walking for long periods of time
· Vision abilities include close and peripheral vision, depth perception and the ability to adjust focus
· Operate, finger, handle, or feel objects, tools or controls
· Hearing at levels of normal speech
· Repetitive motion (to include, but not limited to): sitting for extended periods of time, working at a computer and typing for long periods of time
· Working extended periods of time in stressful situations
· Outdoor work in all-weather condition.
Pay: $70,000.00 - $90,000.00 per year
