The Maintenance Technician is responsible for the upkeep and repair of property facilities and equipment. Duties include performing routine and scheduled maintenance, diagnosing and repairing systems (HVAC, plumbing, electrical), and responding to emergency repairs. Assists with preparing vacant units for new tenants and may be on-call for after-hours emergencies, property maintenance and facility management.

Key Responsibilities and Duties:

Maintenance Technician would be responsible for:

  • Maintaining the overall cleanliness, appearance, safety, and functionality of the property, encompassing both interior and exterior areas.
  • Performing routine, ongoing, and preventive maintenance tasks across various building systems, including electrical, plumbing, carpentry, painting, roofing, and HVAC.
  • Conducting regular inspections to identify potential issues and ensure adherence to safety and risk management standards.
  • Responding to and completing maintenance-related requests and work orders in a timely and efficient manner.
  • Troubleshooting and repairing equipment and systems.
  • Supporting cost-cutting initiatives by fixing rather than replacing parts when possible.
  • Potentially inspecting work performed by contractors or vendors to verify adherence to quality standards.
  • Ensuring job site safety and following relevant safety regulations.
  • Providing excellent customer service to residents, tenants, and visitors.
  • Maintaining accurate records of maintenance activities and work orders.
  • Other duties as assigned.

Required Skills and Abilities:

  • Technical Skills:
    • Proficiency in general maintenance procedures and tasks.
    • Knowledge of various building trades, including electrical, plumbing, carpentry, and HVAC systems.
    • Ability to read and interpret technical documentation, blueprints, and manuals.
    • Troubleshooting and diagnostic skills.
    • Safe use and operation of maintenance tools and equipment.
  • Soft Skills:
    • Problem-solving abilities.
    • Attention to detail and accuracy.
    • Excellent communication skills (both verbal and written).
    • Ability to work independently and as part of a team.
    • Time management and organizational skills.

The employee is required to work on a ladder and in outside weather conditions frequently.
