SUMMARY OF JOB FUNCTION
The Maintenance Supervisor is responsible for supervising all on-site maintenance operations and achieving property maintenance objectives as defined by the Policy Manual, property owner and the management company management team. The Maintenance Supervisor is primarily responsible for ensuring that the apartment units, common areas and grounds are properly maintained, managing make ready operations and scheduling and supervising repair/renovation work of outside contractors. The Maintenance Supervisor also works with the Property Manager and the remaining on-site staff to ensure that all activities are conducted in compliance with all local, state and federal employment, housing, safety, landlord/tenant, OSHA and real estate laws. The community is 32 units.
ESSENTIAL DUTIES & RESPONSIBILITIES
· Supervise and mentor maintenance staff
· Electrical, plumbing and appliance repair
· HVAC/Heating repairs
· Complete work order repairs timely and efficiently
· Perform drywall repairs and caulking
· Painting
· Maintain an ongoing preventative maintenance program
· Repair appliances when applicable
· Perform minor roof repairs
· Ensure grounds are kept clean and groomed
· Help the manager ensure all policies and procedure are followed
Job Type: Full-time
Pay: $25.00 - $27.00 per hour
