BASIC FUNCTION:
The Property Manager is under the direct supervision of the Regional Property Manager and the Vice President. The Property Manager organizes, directs and coordinates the entire operation of the community to meet the owners objectives which includes: maintaining a 95% occupancy level, minimizing expenses to ensure that the property strives to stay in budget, maximizing income by enforcing the policies and procedures set forth by Casto, while simultaneously interacting with residents to fulfill their needs to ensure a high retention ratio, and overseeing a creating a positive team atmosphere which sets forth the foundation for a successful community.
MAJOR DUTIES AND RESPONSIBILITIES:
DAILY:
- Drive property for Inspection and liabilities
- Review status report
- Maintain Employee records
- Review and Approve or Decline Applications
- Warm calls/ Call all notices to move out (why?)
- Resident concerns, complaints and issue’s
- Assist with prospects and leasing duties as needed
- Review and brainstorm for marketing strategies
- MRI reports per monthly calendar
- Focus on Economic Occupancy & minimizing concessions
- Leading staff, strengthen their weaknesses, celebrate their success motivate and communicate openly.
- Ensure that prospect follow up is being done daily
WEEKLY:
- Staff Meetings
- Weekly Reports for outstanding work orders given to maintenance
- Concession approval
- Nova Time approval and signing of time cards biweekly
- Walk market ready units
- Review Delinquent Report
- Approve Invoices in AP Approval
MONTHLY:
- Staff scheduling
- Rent collection (one person property)
- Water and Utility log’s (property specific)
- Walk move outs and complete dispositions
- Walk maintenance shop monthly
- Delinquent Report due to RM on 20th by noon
- Review All Internet Ads
- Renewal program: oversee and approve renewal offers
- Eviction policies and procedures
- 95% or greater occupancy maintained monthly
- Review expenses and track budget/NOI
- Send property inspection to corporate
OTHER:
- Maintaining a 35 % closing ratio
- Communicate openly with all levels of management
- Ensure staff is following ADA/Fair Housing policies and regulations
- Develop relations with Vendors
- Oversee special events with Casto Club and Property specific, ex; annual pool party
- Variance report by 10th of month each quarter
- Other duties as assigned
