We are looking for an Experienced HVAC Project Manager/Estimator in Northern WV for our (Mechanical Contracting) Retrofit & Installation Department!!
Job Summary
- Preparation of Bid Documents
- Track bid reporting services and download bid documents for bid online sites upon notification
- Prepare State, Federal, and direct to client bid documents
- Obtain project bid package, including plans and specifications by web download or form blueprint shop as required
- Pre-bid attendance coordination, tracking addenda and updating bid dates
- Preparation of all forms required including bid bonds. Assuring all legal, notary and corporate seal requirements are complete
- be familiar with AIA bid requirements and forms
- Provide contractor pre- qualifications project history and corporate history as required
- Assist estimator with subcontract and vendor pricing as required
- Provide break out report of labor, material overhead and profit pricing as required. (Knowledge of RS Means Estimating format helpful)
- Deliver bids in person or electronically, (upload to bid web sites) before deadlines
- Track bid results
- Prepare Contract Documents
- Respond to all contract award requirements including the following:
- Preparation of project schedule, Gantt schedule format as required
- Schedule of values
- Compliance with other AIA contract requirements as required
- Safety documentation and site safety compliance
- Assist Administrative Assistant with final contract requirements
- Project Management
- Coordinate and attend pre-construction meetings
- Be familiar with mobilization requirements
- Verify safety and other site access requirements complete
- Coordinate material delivery and handling of waste
- Coordinate Casto labor and verify scope of work for each phase of project
- Coordinate subcontractors
- Verify installation complies with specifications and scope of work
- Negotiate and prepare project Change Orders
- Provide weekly job progress reports and attend construction meetings
- Prepare progress billings
- Assist management with manpower planning
- Verify substantial completion requirements meet deadlines. Be aware of liquidated damages and deadlines
- Complete project close-out requirements according to specifications
- Complete project final invoicing and contract close out paperwork as required
- Prepare Operation and Maintenance Manuals according to specifications. Deliver Operation and Maintenance manuals hard copy and electronically
- Respond to and coordinate response to punch list items and warranty call backs
- Qualifications
- Understanding of Plan and Specification construction bidding and construction requirements
- Ability to multi-task and respond to rapid changes in project requirements
- Working knowledge of Microsoft Office products, editing PDF documents, assembling, and organizing, and indexing project documentation
- Ability to read, analyze, and interpret project specifications and drawings, and contract document requirements
- Technical school with a certificate in Heating, Ventilation, and Air Conditioning and 3 years related experience; or 5 years related experience or equivalent of education and experience
- Computer skills, especially Word, Excel and Outlook, as these will be used to do the required work
- Excellent written/oral communication skills
- Has knowledge of commonly used concepts, practices, and procedures within HVAC installation
