Caruso Homes is looking for a strategic, data-driven Director of Marketing to lead multi-market marketing that fuels qualified traffic, elevates our brand, and powers sales performance across our divisions. This position will either be located in Raleigh, North Carolina or Crofton, Maryland.
What you’ll do
- Own and execute a regional, full-funnel marketing strategy aligned to sales goals, absorption targets, and growth plans.
- Turn corporate objectives into division-specific plans that reflect local market conditions and buyer profiles.
- Lead and develop a team of marketing managers/coordinators—setting clear expectations, coaching performance, and building capability.
- Partner closely with Sales Leadership to optimize the journey from awareness → traffic → leads → appointments → sales.
- Oversee digital and demand generation across key channels (paid media, SEO/SEM, website/UX) with a relentless focus on ROI.
- Establish and manage KPIs, dashboards, and reporting—using data to forecast performance and improve conversion at every stage.
- Guide brand, messaging, creative direction, and community positioning to keep Caruso Homes consistent and compelling in every market.
- Manage budgets and agency/vendor relationships, and implement scalable processes that eliminate one-off efforts.
What we’re looking for
- 5 years of marketing experience; experience in homebuilding, residential real estate, or a multi-location business strongly preferred.
- Proven success leading multi-market/regional marketing programs and developing high-performing teams.
- Strong command of digital marketing, lead generation, and analytics (traffic, lead quality, CPL, conversion rates, ROI).
- Confident operating at both strategic and executional levels—while leading through others to get work done.
- Excellent cross-functional communication and the ability to influence stakeholders and partners.
