Job Description
- Manage the on-site operations by achieving budgeted income, expense, and leasing goals.
- Developing an annual marketing plan and conducting marketing reviews.
- Prepare, submit, and maintain the annual budget
- Evaluating unit prices in accordance with the market and budgeted goals.
- Oversight of the leasing process; approving prospective resident applications, discounts, and renewals.
- Obtaining bids for all contract services and overseeing routine capital projects.
- Supervise staff members to ensure goals are met; including hiring, training, and performance management.

CORE RESPONSIBILITIES:
Resident Relations
- Stands and greets all visitors, current and prospective residents with a professional and friendly demeanor (not from behind a desk).
- Offers a professional atmosphere in the leasing office and any other areas where prospective residents and current residents might interact with them.
- Handles day-to-day issues with current residents and escalates to management as needed.
- Coordinates the renewals of existing leases.
- Plans and oversees resident activities as requested by the Property Manager.
Asset Performance
- Completes applications, leases, and lease files for each resident in a professional, accurate, and timely manner.
- Leads leasing and marketing efforts at the community by giving tours, answering calls, assisting with files, planning resident events, and in other capacities as needed.
- Ensure all models and market readies are inspected daily before showing to ensure their quality appearance.
- Takes ownership of community - inspects the property on a regular basis and address any deficiencies.
- Understands and applies sales and closing techniques.
- Collect rent and manage resident accounts
- Completes market studies each week and have extensive knowledge of the sub-market
- Assist posting on Socia Media outlets for marketing for internal and external customers.
- Conducts all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other Federal, State, and Local laws pertaining to Multi-Family Housing.
QUALIFICATIONS
Education
- High School Diploma or equivalent required.
Required Experience/Skills
- 1 year of previous leasing experience OR experience in a related field preferred.
- Basic knowledge of federal and/or local fair housing laws preferred.
- Basic knowledge of MS Word, Excel, and Outlook.
- Yardi experience preferred.
- Driver’s License and reliable means of transportation required
Physical Requirements
- Regularly performs physical activities including standing, walking, sitting, and using hands for grasping and coordination.
- Occasionally lifts, carries, pushes or pulls items up to 50 lbs.; climbs, balances, stoops, crouches, and works at heights up to 40 feet.
- May be exposed to varying environmental conditions including humidity, moving equipment, and, on rare occasions, extreme temperatures or airborne particles.
