PUNCH-OUT MAINTENANCE JOB DESCRIPTION

The Punch-Out Maintenance should display a proactive, positive attitude and perform all job functions as described below.

The Punch-Out Maintenance should display a proactive, positive attitude and perform all job functions as described below.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Preparing apartments for move-in
- Performing all necessary maintenance requires including, but not limited to: appliances, disposals, faucets, toilets, windows, doors, screens, flooring, wallpaper, fixtures, hinges, handles, locks, rods and plumbing
- Proficient in applying caulk, grout and wall & ceilings repairs
- Communicating and updating on the punch-out schedule with maintenance, office, housekeeping, painting and shampooing staff to insure apartment is ready by deadline
- Responsible for completing their part to ensure the apartment is ready for occupancy
- Properly mixing and using compounds and chemicals such as glue stripper, drywall mud, bleach, etc.
- Knowledge of using hand tools (putty knives, razor knives, scraper, screwdriver, etc.) safely and efficiently
- Inventory control, maintaining the shop, equipment and golf carts
- Follow all safe workplace rules and practices in order to prevent on-the-job injuries
- Performing other related tasks as needed
KNOWLEDGE, SKILL AND ABILITIES
- Ability to work a flexible schedule, including weekends
- Ability to apply sound decision-making
- Ability to demonstrate teamwork by assisting co-workers
- Ability to communicate professionally and adapt interpersonal skills to a variety of audiences
- Must have a valid Driver’s License
- Must have reliable transportation
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully preform the essential job functions of this job. - Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.
- Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.
- Kneeling, squatting, bending, overhead reaching, stretching, twisting, climbing stairs and lifting up to 75 pounds.
- Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.
POSITION SPECIFICS & BENEFITS
- Full-time position; Monday through Friday 8:00 a.m. – 5:00 p.m.
- 96 hours PTO accrued each year for first two years of service
- 136 hours of PTO each year after two years and above
- 176 hours of PTO accrued each year after 7 years of service
- Health/Dental/Vision/Life Insurance available after 30-day waiting period
- 401k with 3% Employer Contribution
- Good background required
- 90-day probationary period
