What are the responsibilities and job description for the Regional Maintenance Supervisor (Triad-Based) position at Carlisle Residential Properties?
The Regional Maintenance Supervisor will support both conventional and affordable properties within the Carlisle portfolio in the absence of on-site maintenance, in support of additional site maintenance needs, and on occasions where high level maintenance skills are needed. This position will provide leadership to maintenance teams to enhance their performance, establishing best practices that will ensure asset preservation and resident satisfaction. Additional responsibilities include oversight of physical condition inspections, capital improvement needs assessments, contract negotiations, vendor relationships and training on maintenance topics such as safety, preventative maintenance programs, etc. This position will focus on the Triad area and properties in the western NC portfolio.
ESSENTIAL FUNCTIONS:
- Provide leadership to maintenance teams through mentoring, leading by example and working with onsite managers and Regional Managers to improve performance
- Monitor and improve/maintain key performance indicators within the portfolio which measure work quality and timeliness
- Complete work orders, turn vacant apartments, complete special projects or other assigned tasks.
- Assist with inspecting properties for safety issues, code compliance and compliance of all Carlisle company policies as assigned (checklists, inventory, etc)
- Provide maintenance support as assigned, which may include covering vacant positions, assisting new maintenance team members, and on-boarding/off-boarding of properties.
- Travel within Carlisle portfolio (NC, SC and VA) to sites based on approved schedule and ability to coordinate, plan, and adjust as needed for unexpected needs as they may arise.
- Administrative tasks that include communication on the phone, in writing and in person to assist with vendor relationships, contract pricing and negotiating, collecting bids for site teams and owners as requested.
OTHER QUALIFICATIONS:
Must be able to travel 80% of the time with occasional overnight travel.
Must have a wide variety and expertise in trade skills (plumbing, electrical, HVAC, etc.)
2 years maintenance supervisor experience.
Experience with Yardi, Outlook, Word and Excel preferred
Must have valid Driver's License
