Position Summary
We are seeking an experienced Facilities Technician IV to support the operation, maintenance, troubleshooting, and repair of HVAC and refrigeration systems across a multi-building campus environment. This role requires a highly skilled technician with strong expertise in commercial and industrial HVAC/R systems, preventive maintenance, equipment diagnostics, and emergency response.
The successful candidate will perform hands-on maintenance activities in a critical facilities environment, ensuring reliable operation of refrigeration, chilled water, heating, ventilation, air conditioning, and associated mechanical systems. This position also requires participation in an on-call rotation and the ability to respond to facility emergencies as needed.
Key ResponsibilitiesHVAC & Refrigeration Operations
- Monitor, operate, troubleshoot, and maintain HVAC and refrigeration systems.
- Perform inspections, diagnostics, repairs, and adjustments on:
- Centrifugal chillers
- Cooling towers
- Variable Air Volume (VAV) systems
- Package units
- Mini-split systems
- Environmental chambers
- Walk-in coolers
- Ice machines
- Boilers and hot water systems
- Respond promptly to equipment alarms and system failures.
- Analyze equipment performance and implement corrective actions to ensure optimal operation.
Preventive & Corrective Maintenance
- Perform scheduled preventive maintenance on critical building systems and equipment.
- Inspect, repair, and replace:
- Pumps and motors
- Heat exchangers
- Air compressors
- Bearings and seals
- Valves and filters
- Piping systems
- HVAC controls and actuators
- Assist with major equipment repairs and system upgrades.
- Maintain compliance with manufacturer recommendations and maintenance standards.
Building Systems & Controls
- Monitor and maintain Building Automation Systems (BAS).
- Utilize Computerized Maintenance Management Systems (CMMS) to:
- Receive and complete work orders
- Document repairs and maintenance activities
- Track equipment history
- Record labor and material costs
- Read and interpret mechanical blueprints, schematics, and technical drawings.
Documentation & Reporting
- Maintain accurate maintenance logs and operational records.
- Record system readings and equipment performance data.
- Document service requests, repairs, corrective actions, and preventive maintenance activities.
- Communicate equipment conditions, risks, and operational concerns to management.
Safety & Compliance
- Follow OSHA regulations, facility policies, and local building codes.
- Ensure proper handling and storage of refrigerants and compressed gases.
- Maintain clean and organized work areas.
- Participate in safety training and compliance audits.
- Support emergency response efforts and on-call coverage requirements.
Required Qualifications
- Active Massachusetts Refrigeration Technician License
- High School Diploma or equivalent
- Minimum 2 years of trade school education or equivalent technical training
- Minimum 3 years of HVAC/Refrigeration maintenance and troubleshooting experience
- Strong understanding of commercial HVAC and refrigeration systems
- Experience servicing chillers, cooling towers, and VAV systems
- Knowledge of OSHA standards and local building codes
- Proficiency with Microsoft Office and Outlook
- Ability to operate electric hand tools and diagnostic equipment
- Valid driver's license
- Strong verbal and written communication skills
- Ability to participate in on-call rotation and emergency response activities
Preferred Qualifications
- Massachusetts Refrigeration Contractor License
- EPA Refrigerant Certification
- Experience with Building Automation Systems (BAS)
- Experience with Computerized Maintenance Management Systems (CMMS)
- Knowledge of commercial boiler systems
- Experience with electrical controls and motor controls
- Commercial or industrial facility maintenance background
- Knowledge of energy conservation and efficiency practices
- Experience supporting emergency power and backup systems
- Ability to read and interpret mechanical drawings and schematics

Physical Requirements
- Ability to lift and carry up to 50 pounds regularly
- Ability to bend, twist, kneel, climb, and reach frequently
- Comfortable working on ladders and elevated surfaces
- Ability to work on rooftops and in confined spaces, including crawl spaces, attics, mechanical rooms, and vaults
- Ability to stand and walk for extended periods
Screening Requirements (Must Have)
- Active Massachusetts Refrigeration Technician License
- 3 years of HVAC/Refrigeration troubleshooting experience
- Experience with BAS and/or CMMS platforms
- Experience working with chillers, cooling towers, and VAV systems
- Ability to work third shift if required and participate in on-call rotation
- Valid driver's license
Pay: $45.00 per hour
