Career Strategies is seeking a dependable and skilled Maintenance Technician to join our property management team in Columbia, SC. If you enjoy hands-on work, solving problems, and helping maintain quality living environments for residents, this is a great opportunity for you!

 

Job Title: Apartment Maintenance Technician

Location: Columbia, SC

Hours: Monday-Friday 8:00 am - 5:00 pm w/ 1 hr. lunch

 

 

Job Duties:

· Plumbing: includes the repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.

· Electrical: includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage doors openers.

· Drywall repair: includes filling in small holes caused by nails and minor dings from normal wear and tear. Most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy.

· Painting: includes minor touch-ups following damage repair and new coats of paint applied to unit walls between the times a tenant vacates a unit and a new renter assumes occupancy.

· Appliance repair: includes the repair, replacement or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners.

· Groundskeeping: includes mowing grass, pulling weeds, trimming and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping or raking leaves, and tidying up bark or other ground covering.

· Unit Turns & Make Readies: Complete full unit turn processes including cleaning, painting, patching, and basic renovation tasks. Ensure all units are ready for move-in according to company standards.

 

 

Job Requirements

  • 1–3 years of apartment maintenance or facility maintenance experience strongly preferred
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building systems
  • Ability to safely use hand tools, power tools, ladders, and maintenance equipment
  • HVAC Certification (EPA Universal or Type II) is a plus but not required
  • Strong problem-solving skills with the ability to diagnose issues and determine effective solutions
  • Ability to prioritize tasks and work independently with minimal supervision
  • Strong communication skills and professional demeanor with residents and staff
  • Ability to lift up to 50 lbs
  • Ability to stand, walk, bend, kneel, climb, and perform repetitive physical tasks throughout the day
  • Ability to work in varying weather conditions when performing outdoor duties
  • Reliable transportation
  • Must pass required background checks
  • Availability for occasional on-call or after-hours emergencies (if needed)

 

Note on Certifications and Licenses:

  • EPA Certification: Required by federal law for technicians who handle refrigerants. It ensures proper handling and environmental safety.
  • HVAC Certification: Demonstrates specialized training and expertise in HVAC operations and services. It is often preferred by employers.
  • HVAC License: A legal authorization to perform HVAC work within a specific jurisdiction, ensuring compliance with local regulations12.
