Job Summary
We are seeking an experienced Assistant Property Manager or Property Manager with previous affordable housing experience required to support or oversee the daily operations of an apartment community. The ideal candidate will have a strong understanding of affordable housing programs, compliance requirements, resident relations, leasing, and property operations.
Candidates must be knowledgeable about affordable housing regulations, income certifications, eligibility requirements, and maintaining compliance with applicable program guidelines.
Key Responsibilities
- Assist with or oversee the daily operations of an affordable housing apartment community.
- Manage leasing activities, resident relations, lease renewals, and move-in/move-out processes.
- Complete and maintain resident income certifications, recertifications, and eligibility documentation.
- Ensure compliance with applicable affordable housing programs, regulations, and reporting requirements.
- Maintain accurate resident files and prepare for compliance reviews and audits.
- Assist with rent collection, delinquency follow-up, and occupancy management.
- Support occupancy goals, resident retention, and leasing performance.
- Respond to resident concerns and resolve issues professionally.
- Supervise, train, or support onsite team members as needed.
- Coordinate with maintenance staff to ensure work orders and property needs are addressed.
- Assist with budgets, expense control, financial reporting, and property performance.
- Ensure compliance with Fair Housing laws, company policies, and applicable housing regulations.
Required Qualifications
- Previous affordable housing property management experience is required.
- Knowledge of affordable housing compliance, resident eligibility, income limits, and income certifications.
- Experience with annual and interim recertifications and maintaining compliance documentation.
- Understanding of Fair Housing requirements and applicable landlord-tenant regulations.
- Previous experience in apartment leasing, resident relations, or property operations.
- Strong organizational, communication, problem-solving, and customer service skills.
- Experience with property management software such as Yardi, RealPage, or Entrata is preferred.
- Ability to manage multiple priorities while maintaining accurate records and meeting deadlines.
Preferred Experience
Experience with one or more of the following affordable housing programs is a plus:
- LIHTC (Low-Income Housing Tax Credit)
- HUD-assisted housing
- Section 8 / Housing Choice Voucher programs
- Project-Based Section 8
- Other income-restricted or subsidized housing programs
