Position Summary: The Property Maintenance Technician focuses on preserving physical property assets, executing high-end residential repairs, and ensuring total resident satisfaction.
Responsibilities include:
- Diagnose and resolve standard resident repair tickets covering HVAC, electrical, plumbing, carpentry, drywall, and luxury appliances.
- Repair, touch up, and ready single-family town homes for seamless transition to incoming residents within company standards.
- Implement, track, and document seasonal preventative programs (such as filter changes, pressure washing, and system checks) per company guidelines.
- Monitor and maintain the curb appeal of common areas, including the swimming pool, fitness centers, dog parks, walking trails, and neighborhood gating systems.
- Conduct routine property walk throughs to identify and correct safety hazards while staying strictly aligned with OSHA and local code standards.
- Participate in an active, rotating on-call schedule to handle 24/7 after-hours maintenance emergencies and severe weather prep.
Requirements to be successful in this role:
- At least 1–3 years of professional experience in residential property maintenance, with a direct preference for luxury build-to-rent or multifamily portfolios.
- Strong working proficiency across general carpentry, plumbing diagnostics, structural fixes, and electrical appliances.
- EPA Certification (Type II or universal) for domestic HVAC systems is strongly preferred or required.
- Certified Pool Operator (CPO) credential or willingness to secure it within the first year of employment.
- Must supply a standard personal set of industry-specific hand tools and possess a clean driving record with a valid driver's license.
- Ability to lift at least 50 lbs, climb ladders, safely access rooftops, and comfortably work outdoors.
