Job Title: Apartment Maintenance Technician Reports To: Area Manager Location: McCartney Residences at Lafayette College in Easton, PA Compensation: $24.00-$27.00 per hour and a comprehensive benefits package. FLSA Status: Non-exempt Company Information Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non-profits and/or highly affiliated with a university. The McCartney Residences at Lafayette College opened in August 2020 and provides housing for 165 sophomore, junior, and senior-level Lafayette students. Tator North offers single bedroom 3- and 4-person suites, and McCartney South provides double occupancy semi-suites. The McCartney Residences’ amenities include community kitchens, laundry rooms with coinless (free) operated machines, study lounges, and an outdoor amphitheater and lawn. Two retail spaces are on the street level, including Lafayette’s College Store and a restaurant offering outdoor patio seating during the warmer months. COCM and Lafayette College utilize a shared governance management structure to provide a seamless living experience for the students residing in the McCartney Residences. Under this arrangement, Lafayette retains responsibility for residence life staffing and programming; marketing and leasing; room assignments; judicial; access control; security; and parking, while COCM is responsible for all other aspects of operations. Position Description The primary responsibility of the Apartment Maintenance Technician is to collaborate with the overall Operations staff to upkeep, maintain, repair, and renovate the community. This position maintains and repairs or coordinates the repair of all residential and common areas spaces within the buildings and the systems and equipment serving the buildings. Duties include, but are not limited to, general maintenance, HVAC, electrical, painting, plumbing, maintaining work logs, vendor management, inventory management, stocking and organizing the maintenance shop, and keeping machinery and equipment in good working order. Projecting a student focused and professional image through interaction with all internal and external customers is essential. Under the direct supervision of the Area Manager, this position is on-call 24 hours per day, 7 days per week for facilities emergencies and responds within 30 minutes. Occasional nights and weekends may be required for this position. Essential Duties and Responsibilities Respond to all maintenance requests and service calls within a reasonable timeframe.Identify facility deficiencies and recommend appropriate corrective actions.Perform maintenance and repair work, including painting, plumbing, electrical, and HVAC tasks, to ensure the property, units, machinery, and equipment remain in safe, reliable working order.Follow all instructions, policies, and safety procedures related to the use of chemicals, equipment, keys, personal protective equipment (PPE), and supplies.Demonstrate quality workmanship on all assigned work orders by completing repairs correctly, maintaining a clean and safe work area, and ensuring all tools and equipment are cleaned, accounted for, and returned to proper storage following each task.Participate in the after-hours, on-call response rotation as required.Maintain, clean, and organize the maintenance shop and storage areas.Monitor grounds for safety, cleanliness, and curb appeal and complete exterior maintenance repairs and projects as needed.Provide contractor escorts while vendors are on-site.Prepare buildings and residential units between occupancy periods, including painting, maintenance, and repairs in bedrooms, bathrooms, kitchens, hallways, lounges, and other common areas.Conduct daily general inspections of the property and report any issues or concerns to the Area Manager.Perform routine preventative maintenance tasks throughout the year.Submit requests for material and supplies necessary to complete assigned repairs. Maintain accurate and up-to-date repair logs, preventative maintenance records, vendor documentation, and inventory records for supplies, tools, and equipment.Complete required daily administrative tasks, including checking email, responding to text messages, and submitting daily reports.Work mandatory overtime as needed to support operational requirements.Perform other duties as assigned.Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Participates in afterhours on call maintenance emergency response rotation.
