Position Overview

Capital AE is seeking a motivated and detail-oriented Construction Project Manager / Facilities Condition Assessor to join our growing team. This mid-level position is responsible for overseeing school construction projects from inception through closeout, as well as performing comprehensive facilities condition assessments (FCAs) of K–12 school buildings and related public-entity properties. The ideal candidate brings field-level technical knowledge, strong client communication skills, and a passion for improving educational and public sector infrastructure.


Key Responsibilities

Construction Project Management

• Manage day-to-day operations of school construction and renovation projects for K–12 school district and public sector clients, ensuring on-time, on-budget, and high-quality project delivery.

• Serve as the primary owner’s representative on-site, coordinating between district stakeholders, design teams, contractors, and inspectors.

• Solicit and procure design teams, consultants, and contractors as necessary. Review design documents to ensure scope, schedule, and budget align with Owner’s goals.

• Review contractor submittals, RFIs, change orders, and pay applications for accuracy and compliance with contract documents.

• Monitor project schedules, budgets, and quality standards; proactively identify and resolve issues that may impact delivery.

• Facilitate owner–architect–contractor (OAC) meetings and produce clear, timely documentation and meeting minutes.

• Ensure compliance with local, state, and federal regulations, applicable building codes, and client policies.

• Create and facilitate regular updates and reports for clients and Capital AE leadership.


Facilities Condition Assessment

• Conduct thorough on-site assessments of school buildings and public facilities per Capital AE protocol, training procedures, and methodologies.

• Document deficiencies, estimated remaining useful life, and priority rankings using standardized FCA methodologies.

• Prepare documentation for field assessments and populate workbooks and databases with field data to inform capital planning recommendations.

• Prepare detailed FCA reports with photographic documentation, cost estimates, and capital planning recommendations for district leadership.

• Collaborate with engineers, architects, and clients to validate findings and develop deferred maintenance and capital improvement plans (CIPs).

• Integrate FCA findings and analysis into Facilities Master Planning / Long-Range Planning processes.


Client & Stakeholder Engagement

• Build and maintain trusted relationships with school district administrators, facilities directors, board representatives, client stakeholders, and subcontractors.

• Present project updates, FCA findings, and recommendations clearly to both technical and non-technical audiences.

• Support business development efforts including proposals and interviews as needed.


Required Qualifications

• 3–6 years of experience in construction project management, facilities assessment, or a related field.

• Demonstrated experience managing multiple construction projects, preferably public-sector or K–12 schools.

• Proficiency with project management tools (e.g., Procore, Trimble, or similar) and Microsoft Office Suite.

• Strong written and verbal communication skills; ability to produce professional reports and presentations.

• Valid driver’s license and ability to travel 10–20% of the time for site visits, client meetings, and assessments.


Preferred Qualifications

• Passion for K–12 education and improving the learning environment for students and staff.

• Familiarity with and willingness to learn school construction regulations, public building codes, and state oversight processes.

• Prior experience conducting or willingness to learn Facilities Condition Assessments (FCAs) or Long-Range Facility Master Plans (LRFMPs).

• Proficiency in Microsoft Excel and database management.

• Knowledge of public procurement laws, bid processes, and prevailing wage requirements.


Education & Certifications (Preferred)

• Bachelor’s degree in Construction Management, Architecture, Engineering, or a closely related discipline.

• Project Management Professional (PMP) — Project Management Institute.

• Professional Engineer (PE) License — New Mexico, Colorado, and/or Missouri preferred.

• Licensed Architect (RA/AIA) — New Mexico, Colorado, and/or Missouri preferred.

• OSHA 30-Hour Construction Safety Certification.
