Job Summary:
The Director of Maintenance is responsible for planning, organizing, developing, and directing the overall operation of the Maintenance Department to ensure the facility and grounds are maintained in a safe, clean, and comfortable condition at all times. This position oversees all maintenance activities, supervises maintenance personnel, ensures compliance with state and federal regulations, and supports the mission of providing a safe environment for residents, staff, and visitors.

Direct and supervise all maintenance operations of the facility, including buildings, grounds, equipment, and systems.
Develop and oversee preventive maintenance programs for HVAC, plumbing, electrical, and mechanical systems.
Ensure compliance with all local, state, and federal codes, regulations, and safety standards (including OSHA, Life Safety Code, and CMS requirements).
Schedule, assign, and oversee work of maintenance staff; provide training and performance evaluations.
Coordinate and oversee major repairs, renovations, and construction projects, including working with outside contractors and vendors.
Maintain accurate records of inspections, maintenance logs, and regulatory documentation.
Participate in safety committee meetings and ensure all safety and emergency systems (e.g., fire alarms, sprinklers, generators) are tested and maintained as required.
Manage departmental budget, including cost control, purchasing, and inventory management.
Respond promptly to maintenance emergencies and ensure timely repairs.
Ensure proper disposal of hazardous materials in compliance with environmental standards.
Collaborate with other departments to meet facility needs and maintain resident comfort and safety.
Other duties as assigned by the Executive Director or Administrator.
High school diploma or equivalent required; technical or vocational certification preferred.
Minimum of 5 years of maintenance experience, with at least 2 years in a supervisory or director-level role—preferably in a healthcare or skilled nursing setting.
Strong knowledge of HVAC, electrical, plumbing, and building systems.
Understanding of safety regulations, life safety codes, and infection control practices in healthcare.
Excellent leadership, communication, and organizational skills.
Ability to manage multiple priorities and meet deadlines.
Ability to lift up to 50 lbs. and perform hands-on maintenance tasks as needed.
Working knowledge of Microsoft Office and basic maintenance software preferred.
Work Environment:
Primarily indoor work with some outdoor responsibilities.
May require evening or weekend hours for emergencies or special projects.
Exposure to noise, chemicals, and temperature changes.
