We are seeking an experienced, hands-on Maintenance
Supervisor to oversee the daily operations and maintenance of a busy high-rise
condominium community. The ideal candidate will have strong technical knowledge
of high-rise building systems, excellent leadership skills, and the ability to
manage multiple projects and priorities in a fast-paced environment.
This position requires a proactive professional who
can effectively lead maintenance staff, coordinate vendors, respond to
emergencies, and work closely with management, board members, engineers, and
consultants to maintain and improve the property to the highest standards.
Responsibilities
- Supervise and coordinate all
day-to-day maintenance operations for a multi-story condominium property
- Oversee preventative maintenance
programs, inspections, and building operations
- Manage maintenance staff schedules,
work orders, and project assignments
- Maintain and troubleshoot high-rise
mechanical systems including:
- Cooling
towers
- HVAC
systems and heat pumps
- Domestic
water systems
- Boilers
- Pumps
and motors
- Building
automation systems
- Elevators
- Generators
- Read and interpret building plans,
blueprints, schematics, and technical drawings
- Prepare and assist with Requests for
Proposals (RFPs), Scope of Work documents (SOWs), technical
specifications, and bid comparisons
- Work closely with the Board of
Directors, Property Manager, engineers, consultants, and vendors to plan
and execute capital improvement projects and preventative maintenance
services
- Coordinate contractors, service
providers, inspections, and project schedules
- Assist with restoration projects,
mechanical upgrades, infrastructure planning, and reserve projects
- Monitor vendor performance and
ensure work is completed in accordance with contract specifications
- Respond to after-hours emergencies
as needed
- Ensure compliance with safety
standards, building codes, and association policies
- Maintain inventory, supplies,
maintenance records, and operational documentation
- Assist with budgeting, project
planning, and long-term maintenance strategies
- Maintain strong communication and
professional relationships with residents, board members, vendors, and
staff.
Salary : $80,000
