Property Manager – HUD
To be responsible under the supervision of the Vice President for all phases of the operation of the properties assigned by the Vice President, including, but not limited to: the general administration of the office and maintenance of the physical property, finances, to direct and motivate all personnel, and utilize resources so that the property is always maintained in a good physical condition, with a stabilized fiscal operation.
The Property Manager will review all resident files within the portfolio. Apply knowledge of HUD regulatory requirements for properties to ensure Company meets compliance standards. This position will serve as the primary point of contact for overseeing compliance, and responding to HUD concerns, and providing outreach to the property.
Essential Job Functions
- Responsible for all aspects of HUD Compliance
- Apartment leasing including showing apartments, taking applications and deposits, qualifying prospects, making credit checks, verifying employment and landlord references and preparing leases.
- Deposit all monies in the bank daily.
- Control Delinquencies by first calling all delinquent accounts and then serving proper legal notices.
- Appear in court with the attorney for all evictions.
- Train, develop and be responsible for work performed by all staff members under his/her direction.
- Hire and terminate employees in accordance with the company's policy (where applicable).
- Adhere and enforce all company policies.
- Maintain resident files.
Directly responsible for the following:
- Process initial, annual, and interim recertification's and calculate retroactive rent while conforming to HUD regulations and guidelines
- Calculate rents for annual and interim recertification
- Identify households with income reporting discrepancies and make rent adjustments
- Review applicant files and determine Section 8 eligibility
- Follow Section 8 guidelines
- Notify residents of upcoming recertification's
- Schedule initial interviews for recertification's
- Prepare third party verification forms
- Maintaining residents' files and paperwork
- Review tenant ledgers for arrears
- Investigate and correct income discrepancies
Qualifications
- 5 years of HUD and HUD recertification specialist experience
- Must have knowledge of Section 8 and HUD
- Knowledge of HUD/Public Housing/Tax Credit policies and procedures
- Detail oriented and the ability to operate on a deadline driven schedule
- Possess strong organizational, analytical and problem-solving skills
- RealPage experience
- Microsoft Office and Excel Experience
- People skills and superior communication skills
- Experience investigating and correcting income discrepancies
Job Type: Full Time
- Pay Rate: Salaried position based on qualifications & experience of the candidate.
- Pay Rage: $60,00-$80,000.
