- Implement overarching strategies to maximize portfolio value, improve operational efficiency, and align with investment and owner objectives.
- Enhance and expand the viability and value of our property portfolio through institutional knowledge, industry best practices, and the Bulfinch reputation for excellence.
- In partnership with the SVP of Property Management, Asset Management and Financial Reporting, reduce operating expenses, oversee annual budgets, monitor financial performance, analyze projections, and implement cost-saving initiatives to maximize profitability.
- Direct the daily operations of the property portfolio, visiting sites and ensuring properties are well-maintained, safe, and compliant with relevant laws and codes.
- Manage relationships with vendors, contractors, and suppliers, including contract negotiation and procurement processes.
- Partner with the SVP in the oversight of development projects from conception through completion and assist with sustainability initiatives across the property portfolio in alignment with Bulfinch’s ESG goals.
- Ensure properties are compliant with all federal, state and local regulations including appropriate insurance requirements are in place for all vendor contracts.
- Regularly hold site visits at all properties to ensure highest level of performance of property and tenant satisfaction.
- Serve as an intermediary with property owners and tenants, addressing concerns and maintaining positive relationships.
- Support the leasing brokers to ensure the lease process meets Ownership objectives and that all spaces are in show condition.
- Coordinate the RFP process and support the site teams on tenant improvement construction projects and capital improvements as required.
- Support Leasing, Asset Management & SVP Property Management in providing input on potential acquisitions and assist in the disposition process.
- Serve as an industry representative and an active member of the Bulfinch Property Management leadership team.
- Attract, engage, retain, and supervise property management staff.
- Mentor and create opportunities for team members to learn, develop and take on new and different opportunities in the property management space.
- Provide mentorship, development, career mobility and feedback to foster a culture of growth and innovation while maintaining the highest standards for integrity, work ethic, judgment and customer service.
