Job OverviewThe Regional Lead – Scope (Design / Draw) owns the front of every Builder Backed project. You are the first trusted voice the homeowner hears: the person who sits down with them, listens to what they want, and turns ideas and inspiration into a clearly defined project that the rest of our operation can execute against.
You will work directly with homeowners in their homes through live scoping meetings, understanding their vision, helping them design and select, quantifying the work, and producing the documentation needed to bid the project and, where required, secure permits. You will work closely with our Bid team, handing them release-ready projects with the detail they need to put strong proposals in front of trades, and partner with the Deliver team so that what gets scoped is what gets delivered.
This role requires broad construction experience across residential project types, the ability to design and draw with homeowners in real time, strong judgment on selections, and the technical competence to produce drawings that hold up at the permit office. Familiarity with HOA, permitting, and inspection requirements is essential. You set the standard for what “complete enough to bid” looks like, and your work shapes every project that flows through Builder Backed.
Key Responsibilities- Homeowner Discovery & Scoping: Lead live scoping meetings, typically in the homeowner’s home, to understand what they want, surface preferences across price, finish, speed, and communication, and translate intent into a clearly specified project.
- Design & Drawing Development: Help homeowners design decks, basements, covered patios, fireplaces, additions, and other projects. Produce drawings that communicate intent clearly to trades and meet the documentation standards required by permit offices.
- Selection Guidance: Assist homeowners with material, finish, and product selections, bringing experience and judgment to choices that affect cost, durability, timeline, and look.
- Project Quantification: Quantify the type, location, and scope of work in a structured way so that trades can bid accurately and our pricing stays grounded against actuals over time.
- Scope Standardization: Define and uphold what “complete enough to bid” looks like for each project type. Ensure every project released to Bid carries the detail required for a confident proposal.
- Permit, HOA & Inspection Guidance: Walk homeowners through the administrative realities of their project up front: what will require HOA approval, what will need permits, and what inspections to expect, so there are no surprises later.
- Pricing Discipline: Track scoping outputs against trade actuals to keep estimates accurate, surface drift, and refine the team’s standards over time.
- Cross-Team Collaboration: Partner with the Bid and Deliver teams to surface patterns: proposal questions that signal a scope gap, deviations that show up repeatedly at delivery, and trade feedback that should shape how we scope.
- Process Development: Help establish and refine the scoping playbook (meeting structure, documentation templates, drawing standards, handoff rituals) so the team scales cleanly as volume grows.
- Cross-Functional Support: Take on ad-hoc work as the startup environment requires: testing new product features, informing user experience decisions, supporting onboarding during peak volume.
- Broad residential construction experience across project types, including decks, basements, covered patios, fireplaces, additions, kitchens, baths, and exterior work.
- Ability to design with homeowners on-site and produce drawings that communicate clearly to trades and meet permit-office requirements (Adobe and similar drawing or sketching tools).
- Strong selection sense: comfort guiding homeowners through finish, material, and product choices with sound judgment on cost, durability, and design.
- Working knowledge of HOA approval processes, permitting, and inspections.
- Excellent communication skills, with the ability to listen carefully, ask good questions, and translate homeowner intent into clear specification.
- Strong project management and multitasking skills, able to keep many active scoping projects in motion without letting any one fall through.
- Customer-centric approach with a passion for problem-solving and delivering value through in-home meetings, email, text, phone, and video.
- Ability to partner effectively with trade providers and downstream teams (Bid, Deliver) to keep projects moving.
