POSITION DESCRIPTION
The Business Development Manager's (BDM) mission is to build, grow, and manage the pipeline of remodel, renovation, and construction revenue for Build SRQ within the HOA and community association market — clubhouse renovations, common area upgrades, multi-family and community-wide construction projects, and other GC scope work sourced through property and community relationships. The BDM is responsible for developing and maintaining relationships with HOA boards and community association managers, generating and qualifying opportunities through outbound prospecting, in-person office visits, and industry trade shows, presenting professional proposals, negotiating and closing contracts, and formally contracting projects to drive maximum sales and revenue for the division.
The BDM's duties are broken into 3 distinct phases:
PHASE I
Relationship Building, Market Presence, and Pipeline Foundation. Identifying target HOA and community association accounts, building relationships with HOA managers, boards, and management companies, establishing trade show and industry presence, and building a qualified pipeline of community renovation opportunities.
PHASE II
Business Development Execution - Running the day-to-day BD motion — outbound calling, office visits, board presentations, scoping projects, presenting proposals, negotiating terms, ensuring contracts meet profit standards, and converting signed work into build.
PHASE III
Strategic Account Growth, Portfolio Expansion, and Divisional Growth. Deepening relationships with management companies overseeing multiple properties, expanding into recurring and portfolio-wide renovation work, and scaling the division's presence across the region.
COMPENSATION TERMS
Business Development Manager Compensation Structure:
Base Compensation:
$2,000/month ($24,000/year), paid as 1099 contractor income.
Commission Model: 10% of Net Project value on all projects personally sourced and closed through HOA, community association, and management company relationships with a cap of $10,000 per single project.
Profit Margin Requirements:
Minimum acceptable gross profit: 20%
Standard target gross profit: 28%
Projects below 20% profit may be rejected or require renegotiation before contracting
1099 Contractor Status:
This is a 1099 contractor position to start. A W-9 form must be completed and kept on file to receive compensation. See Build SRQ Compensation Agreement, Independent Contractor Agreement, and specific Pay Plans for complete details on compensation structure and terms.
Payment Schedule:
Base compensation is paid monthly. Commission is paid according to Build SRQ's payroll schedule, typically within 7 business days of project completion and final payment receipt.
