Apartment Maintenance Technician / Painter

This position works directly under the supervision of the Maintenance Supervisor and is responsible for preparing and painting apartment units, performing general maintenance, and ensuring units are move-in ready. Candidates with HVAC experience are strongly preferred.

Key Responsibilities:

• Prepare and paint apartment units (walls, ceilings, doors, trim)
• Perform drywall repairs, patching, sanding, and surface prep
• Complete unit turns (make-ready process) in a timely manner
• Handle general maintenance tasks, including:
  • Basic plumbing repairs
  • Electrical fixture replacement
  • Carpentry and minor repairs
• Assist with HVAC maintenance and repairs (preferred experience)
• Respond to maintenance service requests promptly
• Maintain clean and safe work areas
• Follow all safety procedures and company standards
• Participate in on-call rotation for after-hours maintenance needs

Qualifications:

• Previous apartment maintenance and painting experience required
• HVAC experience strongly preferred
• Working knowledge of plumbing, electrical, and carpentry basics
• Ability to work independently and efficiently
• Strong attention to detail
• Good communication and customer service skills
• Valid driver’s license preferred

Compensation & Benefits:

• $21–$23/hour (based on experience)

Physical Requirements:

• Ability to lift up to 50 lbs
• Frequent standing, bending, climbing ladders, and walking
