MEP Project Manager
Location: Pecos, TX (On-site)
Compensation: $140-180k/yr (Final compensation will be dependent on location, skillset, and experience)
Position Summary
The Senior MEP Project Manager will oversee the planning, design, and implementation of mechanical, electrical, and plumbing systems in assigned projects to ensure that they comply with project specifications and are on schedule and in budget. This includes supporting project operations and integrating with field operations; participating in establishing and maintaining site safety program; site productivity; schedule development and maintenance; quality of work; project budget development and maintenance; coordinating with accounting personnel; and trade contractor and supplier coordination. The Senior MEP Project Manager works in conjunction with the Project Manager and Superintendent, and may have other direct reports including PMs, APMs, and Project Coordinators. This role reports directly to the Director of Project Management.
Job Qualification Requirements & Duties
Preconstruction
- Develop scope sheets and assist in bidding efforts from subcontractors.
- Delegate and manage subordinates if appropriate. Provide MEP technical expertise throughout the Preconstruction process.
- Help develop jobsite logistics plan(s) with Superintendent as necessary.
- Lead MEP constructability reviews.
- Support PM with management of the Preconstruction schedule.
- Compile, verify, and assist with publish project estimates.
- Establish project budget sheet and develop target budgets, per trade.
Project Operations
- Conduct project meetings, publish, and distribute minutes, develop milestones, and maintain monthly reports.
- Manage day-to-day office and field operations.
- Review the plans and specifications for mechanical, electrical and plumbing systems for constructability and construction schedules. Advise the project team of any issues or deficiencies.
- Oversee RFI and Submittal Review Process.
- Manage the Change Order Process with Owner and Subcontractors.
- Command an expert understanding of the Contract between TRINITY and the Owner.
- Understand project budget/estimate and budget set-up. Update project budget regularly.
- Develop and understand trade contractor and supplier contract scopes, with a constant focus on procurement and lead-time of materials to maintain schedule.
- Conduct monthly budget reviews with Executive staff.
- Perform and/or assist in quantity takeoff and pricing estimates.
- Prepare, manage, and update the detailed project schedule with sequence and activity duration including procurement items.
- Establish the punch list process and close-out procedures with the Project Manager, Owner and Architect before trade contractor work starts. Maintain a Zero Punchlist goal with Subcontractor work.
- Manage the project closeout process.
- Ensure subcontractors are always treated fairly.
- Mentor and train other employees as necessary.
- Oversee assembly of monthly project reports, as applicable.
Safety
- Always maintain a safe and secure jobsite.
- Ensure job safety requirements are understood and implemented by all project personnel and trade contractors, working with the safety support personnel as a resource. Continually strive for Zero Incidents on all projects.
- Ensure Superintendent is conducting on-site safety meetings. Ensure all workers participate in appropriate safety training/review prior to starting work.
- Ensure Superintendent is reviewing the trade contractors’ safety program(s) and MSDS information in the trade contractor start-up meeting.
- Watch for and correct all safety hazards at the jobsite. Report all safety incidents to safety personnel and/or Project Superintendent, to ensure they are corrected.
Customer Service
- Understand the Owners project goals and communicate to all field personnel.
- Maintain positive relationships with the Owner, architect, and other project stakeholders throughout the project(s).
- Present and promote TRINITY in a positive light through one’s own professional conduct, appearance, and demeanor.
Business Development
- Participate in the marketing effort and growth of TRINITY by making contacts, maintaining a network of possible clients, and identifying project leads.
- Participate in presentation and proposal preparations.
- Participate in determining sequence and activity duration on schedules for proposed projects.
- Always be on lookout for project leads for TRINITY that fit our company’s core focus areas.
- Participant in at least one external industry organization as recommended by Director or President.
General Job Qualification Requirements
- High School diploma or equivalent; College degree preferred.
- 7 - 10 years contracting experience or equivalent role in a construction management position.
- Strong competency with Microsoft Office, including Word, Excel, and Outlook for both email and calendar scheduling and coordination.
- Familiarity with construction management software such as Procore, MS Project, Adobe, and AutoCAD.
- Expert in understanding building plans and specifications.
- Team player with field supervision, project management and company administration staff.
- Safety standards knowledge and enforcement. OSHA 30 Hour preferred.
- Ability to remain calm, focused, and effective under time pressure situations.
- Self-starter with ability to set goals and tasks, and strong leadership skills.
- Represent TRINITY in a professional manner, complying with all laws and company policies as they are in effect.
