- Oversee all maintenance operations, building systems, grounds, and community amenities
- Complete and manage service requests in a timely manner
- Coordinate apartment turns (make-readies) to ensure homes are ready for new residents
- Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and other building systems
- Respond to emergency maintenance calls, including participation in an on-call rotation
- Schedule and supervise vendors, contractors, and maintenance projects
- Maintain maintenance inventory and assist with budget control
- Train, mentor, and support maintenance team members
- Ensure compliance with OSHA, EPA, Fair Housing, and company safety standards
- Maintain a clean, safe, and attractive community for residents and guests
- Deliver exceptional customer service and resident satisfaction
- High school diploma or GED required
- Minimum 2 years of multifamily apartment maintenance experience required
- Prior maintenance leadership or supervisory experience preferred
- Strong HVAC diagnostic and repair experience required
- EPA Type II or Universal Certification required
- Experience with electrical, plumbing, appliance repair, carpentry, and general maintenance
- Swimming pool maintenance experience preferred; CPO certification is a plus
- Ability to participate in an after-hours on-call schedule
- Must possess reliable transportation and basic maintenance tools
- Strong communication, organization, and leadership skills
- Ability to work outdoors in varying weather conditions and walk the property regularly
